8 Things to Know Before Renting an Apartment

things to know before renting an apartment

To ensure the smoothest living experience, there are some important things to know before renting an apartment, especially if you’re a first-time renter.

We’ve compiled a list of crucial pointers based on common questions to help you feel prepared before signing an apartment lease.

1. How Much to Save Before Moving

Prior to starting the apartment hunt, make sure your bank account is as prepared for the move as you are. While the amount of savings needed varies from person to person, you want to ensure you have a nice safety net.

Capital One suggests that folks should have three times their monthly income set aside when they plan on moving. To help you determine your budget, there are a few significant factors to consider.

Many apartments require prospective tenants to pay the first month’s rent along with a security deposit (often the same amount as monthly rent) before getting the keys. So, let’s say your max monthly rent budget is $1,500, then you want to have at least $3,000 cash set aside for rent.

Then you’ll need to consider whether you’re renting a fully furnished, partly furnished, or completely empty place. Because that will also influence how much extra funds you’ll need to spruce up your space and ensure it’s livable. While the cost to furnish an apartment can greatly vary depending on the tenant’s taste, the size of the space, and other factors, estimates suggest that it costs between $3,000 and $5,000 to furnish an apartment from scratch.

Also, don’t forget about common utilities owed within the first month.

2. Deciding Whether to Live Alone or With a Roommate

Sharing your apartment with a roommate comes with pros and cons. Let’s start with the perks.

From a savings standpoint, living with a roommate will likely reduce your monthly costs. Not only will you and your roommate divide the rent, but you will also split other regular apartment utilities, such as electricity and Internet.

If you are a social creature or someone new to the city looking for friends, a roommate could be a nice opportunity for more social connection. If you have a positive roommate dynamic, that means you have a built-in-buddy to hang with and likely make your living experience more enjoyable.

Now, let’s also look at the potential disadvantages of living with another person.

The reality is when you have someone else in your space, you have to be more considerate of your living habits. That may mean keeping the common areas tidier, keeping your music down, or having people over less often.

There is also a chance you and your roommate may clash when it comes to living standards or ideals. However, this is one of the reasons it’s pretty important to set expectations and have clear communication before cohabitating with someone else.

3. Finding Out About the Parking Situation

While Chicago is known for its excellent public transportation, if you have a car, you will need to consider parking options as you browse apartments.

Finding a building that includes parking will provide you with an extra layer of safety and convenience.

Parking options depend on the location, price, and amenities associated with apartments, but these are common options:

  • Covered parking: This situation is ideal, especially for those who don’t like dealing with bad weather. It can help keep your car and its belongings protected. Parking garages often have extra safety measures, like attendants or surveillance cameras.
  • Parking lot: If you’re okay with your vehicle being exposed to the winter elements, this option may be cheaper than covered parking.
  • Street parking: While some streets near apartments offer permit parking, keep in mind that this type of parking is the least convenient option but likely the cheapest.

4. Which Bills Do You Pay

As a tenant, there are some costs you cover and some that fall on your landlord or management company.

Let’s examine the common renter costs:

  • Rent: Every month, renters must pay the landlord the agreed-upon rental fee.
  • Utilities: Typical utilities that renters shoulder include electricity and gas.
  • Internet and cable: While some apartments offer bundled deals that include these costs, renters are often up to setting up and paying for both.
  • Renters’ insurance: The state of Illinois and the city of Chicago do not require renters insurance; however, a landlord may require this in their lease agreement. This is also a recommended insurance for renters to have.
  • Move-in fees: These will be included in the lease agreement, so make sure you know what these costs entail before signing.
  • Parking: This is typically an additional expense that falls on the renter if they choose to purchase a parking space.

5. How to Spot Rental Scams

Typically if a rental deal sounds too good to be true, it probably is. If you’re looking at an apartment that is suspiciously lower than surrounding or similar units, that is not a great sign.

Also, if the person listing the property won’t meet you in person or wants you to move in immediately without ever seeing the property, that should also make you weary. It’s a bad sign if they ask for rent or a security deposit before signing a lease.

Additionally, don’t move forward if there’s no tenant screening process or you’re asked to sign an incomplete lease.

To avoid being scammed and losing money, always make sure to see the property in person and read through the lease before signing. Also, having an experienced and licensed broker can help ensure you’re not put in a risky situation.

6. How to Get Renters Insurance

As mentioned above, while renters insurance is not legally obligated in Chicago, many landlords require this insurance. Even if they don’t, having this type of insurance policy is wise. It is designed to protect tenants from financial loss due to unexpected events like theft, fire, or water damage.

Renters’ insurance provides coverage for personal property, liability protection, and additional living expenses.

There are quite a few avenues to obtain renters insurance. Many popular insurance agencies will bundle renters insurance to make your life and payments more streamlined.

Lemonade is also a popular, convenient, affordable route to insure your rental property.

Before choosing your policy and provider, determine your coverage needs and compare different quotes. In Chicago, the average cost of renters insurance is $124 per year or $10 monthly, with Lemonade and State Farm being the most affordable options in the city.

7. What to Look for in an Apartment Lease

Before signing your name on the dotted lines, examining your apartment lease thoroughly is important.

Common terms in this document include the lease term, monthly rent, security deposit, maintenance, and pet policy.

Be on the lookout for an early termination clause, which can result in fees or penalties if the renter ends the lease early. Also, keep your eyes peeled for automatic renewal, which means the lease will renew for another term if proper notice isn’t given.

An experienced agent can help walk you through the lease and make sure it is safe to sign.

8. How to Move into an Apartment

As you sign your lease, you also want to confirm what day you actually get your keys and how you obtain them.

When you have your official move-in date on the calendar, you will want a game plan for moving your belongings.

Decide if you want to hire movers, a moving rental truck, or enlist friends to help you with the heavy lifting.

Also, if you are moving into an apartment that requires taking an elevator, be sure to connect with the building in advance and look into the moving process. Some apartments require that tenants reserve a freight elevator to move their larger belongings.

You will also want to figure out parking logistics beforehand. Is there a reserved place for moving trucks or a maximum time a vehicle can be parked during a move?

Now that we’ve walked through the important things to know before renting an apartment, hopefully, you feel more excited and equipped. If you are ready to start finding your dream apartment, connect with one of the Luxury Living team members today!

4 Chicago Apartments with Fitness Centers That Include a Bench and Squat Rack

February 28, 2023 | By Gabrielle Gresge
Reading Time: 3 Minutes

Throughout your apartment search, some amenities might take precedence over others: if you’re an electric vehicle owner, for example, you might feel strongly about finding apartments with an EV charging station. On the other hand, pet owners might have a dog run at the top of their must-have amenity list.

Must-haves vary greatly from renter to renter – but no amenity is seemingly more sought-after than a gym.

Why fitness centers should be at the top of your amenity list

Apartment complexes new and old understand the value that a gym provides to residents. There are many advantages to fitness centers, but some of our favorites include:

  • Cost savings: simply put, having access to a gym in your building means direct savings on fees for joining a third-party fitness center.
  • Convenience: the time saved commuting to the gym, parking and planning a visit into your way is a fantastic plus to this amenity.
  • Fitness routine: having a gym so close means less excuses for making it there – which likely means that you’ll make it to the gym more often, adding a boost to your fitness routine.

What makes for a great apartment fitness center

While simply having a gym in your apartment is wonderful, not all fitness centers are created equal. As developers have gained a better understanding of residents’ needs, fitness centers have evolved to include many different workout options. Some features to watch out for include:

  • Bench and squat presses: equipment such as bench and squat presses are a regular part of most weight-lifting regimens, and are the building blocks for great workout routines.
  • Free weights: varied free weights allow for flexibility in your workout, and keeps pace as you require heavier weights.
  • Cardio machines: stationery bikes and treadmills allow you to incorporate cardio into your workout routine, and is a great option for colder nights when a run on the lakefront path is less feasible.

5 Chicago Apartments with a Washer and Dryer In Unit

February 21, 2023 | By Gabrielle Gresge
Reading Time: 3 Minutes

If you’ve lived in a city for a while, you know that any convenience that makes life easier – food delivery services or in-apartment concierge services, for example – has an out-sized impact on your day-to-day life.

That’s why when looking for apartments, keeping an eye out for amenities that offer convenience is key. In-unit laundry might not be as flashy as a pool deck – but when it comes to making your life easier, this apartment feature ranks highly on our list.

Why in-unit washers are dryers are so convenient

There are a few reasons that having laundry an arm’s length away is so helpful:

  • You’re saved from lugging your stuff up and downstairs. The alternative to in-unit laundry is usually either having your laundry in a communal building space (usually the basement) or having to outsource it all together. The obvious perk of keeping laundry so close is not having to move your clothing very far.
  • Multiple loads! When your laundry options are so far away, it usually deters you from running separate cycles for dark colors, light colors and delicates. But with in-unit options, you can run as many loads as are necessary.
  • No communal wear-and-tear. Most communal laundry machines are industrial grade because of such heavy use by so many people. Conversely, in-unit washers and dryers, especially in luxury buildings, are often of a much higher grade – which is great news for your clothes.
  • Use in a cinch. Whether you’re dealing with sweaty gym clothes or a mess from your pet, nothing is more convenient than the ability to throw things in the laundry at a moment’s notice.

Luxury apartments with in-unit washer and dryers

As new luxury apartments continue to proliferate throughout the city, in-unit laundry is increasingly high on developers’ must-have lists. At Luxury Living, you have a plethora of options that feature this amenity:

The 2023 Updated Guide to Finding Luxury Apartments in Chicago

February 1, 2023 | By Gabrielle Gresge
Reading Time: 5 Minutes

The city of broad shoulders is ever-changing: considering that Chicago’s entire grid system was born of rebuilding the city following the Great Chicago Fire, Chicagoans are a people used to rebuilding. Perhaps this explains why Chicago’s skyline is seemingly ever-changing – staples like the Sears Tower (as locals refer to the Willis Tower) and Hancock Building remain permanent pillars, but new structures proliferate each day.

This constant rebuilding is great news for renters looking for a luxury experience in the city. From standbys in classic neighborhoods to up-and-coming high-rises in trendier areas of town, there are plenty of options for every type of lifestyle – and more are always being planned.

What To Look For in a Luxury Apartment in Chicago

Luxury is in the eye of the beholder: different renters, understandably, have different stipulations on what constitutes a luxury apartment. While features, aesthetic and design vary greatly from building to building, there are a few must-haves that we recommend looking out for during your luxury apartment search in Chicago.

  • Safety: Safety features can take on many forms – and safety is a luxury! From the presence of a doorman to the location of the building, multiple factors combine to make a building safe for its residents. Thankfully, nearly all luxury Chicago apartments have both a 24-hour doorman and controlled entry, ensuring the highest level of safety for residents.
  • Amenities: New buildings are increasingly featuring hotel-like amenities meant to wow residents. While any amenities are a wonderful way to get added-value out of your lease, we recommend auditing a building’s amenities to see which ones you’d use consistently. The Lydian in Chicago’s Medical District, for example, has electric vehicle charging stations and a dog spa – which are incredible amenities if you fall in the groups who will use them.
  • Design: One of the benefits of living in Chicago is access to gorgeous architecture. For this reason, when it comes to luxury apartments in and around the city, design is increasingly considered an asset for renters. As you begin your home search, consider the interior and exterior design of the building you want to live in. Fullbrix Apartments, for example, in Fulton Market will feature exposed concrete, wood floors and expansive windows overlooking the city. These features all combine to create an enhanced, luxury living experience.

No matter your definition of luxury, the first consideration in your home search is location. as a city of neighborhoods, Chicago has many areas to choose from. From the glamor of River North to the trendiness of Fulton Market, each pocket of the city has its own lifestyle, culture and advantages. Chicago’s surrounding towns also make for an excellent balance of urban and community living.

Luxury Apartments in The Loop

If your commute is an important consideration in where you live, look no further than the centrally-located Loop.

Proximate to most Chicago-based offices and adjacent to cultural institutions like the Art Institute and Symphony, the Loop offers incredible living options like Millie on Michigan, a new-build that features incredible in-unit features and luxury amenities such as an outdoor pool and private party room.

Luxury Apartments in River North

If Carrie Bradshaw lived in Chicago, she’d like in River North. Known as a hotspot for skyline views, lake access and hit restaurants, River North is a great option for renters looking for a true city experience.

AMLI 808 is a great example of what luxury living in River North looks like: cloaked in eco-friendly, modern amenities like a coworking space, bike storage and an outdoor pool, it’s an excellent oasis from urban life.

Luxury Apartments in Fulton Market

Largely considered Chicago’s most trendy neighborhood, Fulton Market is known for incredible restaurants, year-round events and its close-to-everything location.

Additionally, most luxury apartments in this area are brand-new: 166 N. Aberdeen, for example, is due for completion this year and will feature an expansive outdoor space as well as an exercise room and coworking space. Best yet, the building is just steps from the Morgan CTA stop – making a commute to the Loop just minutes away.

Luxury Apartments in Lincoln Park

As a north-side neighborhood, Lincoln Park is less dense than its Loop-proximate counterparts. Nestled next to the lake with plentiful green space, Lincoln Park is known for its homey feel and tree-lined streets. Soaring above the neighborhood is Norweta, a boutique apartment building with resort-style amenities, including a pool, coworking area, fitness center, and more.

Luxury Apartments in the suburbs

If more space and access to natural areas is at the top of your list, the suburbs could be a fantastic option for you.

With a wide array of options, Chicago’s surrounding towns offer a combination of luxury apartment living and the community-oriented feel the suburbs are known for. Highpoint at 8000 North in Skokie, for example, is right next to transit that provides easy access to the city while offering luxury amenities like an expansive rooftop deck and resident lounge.

How to find a Luxury Apartment in Chicago

Finding a luxury apartment Chicago can feel daunting: with so many options and neighborhoods to choose from, it’s hard to figure out where to begin. When you’re ready to begin your search, we recommend:

  1. Aligning on a budget. Whether you’re living by yourself or with a roommate, your budget is the first consideration in your search, as it will guide which buildings and area you look at. Determining a budget looks different for each person, but one method is the 50/30/20 method, which recommends that 50% of your income each month go towards needs such as rent.
  2. Determining your location. Once you know your budget, consider which area or areas of the city are most appealing to you. Is being close to the lakefront or river important? Is commute your top priority? No matter your priorities when it comes to location, this variable will help narrow your search greatly – so it’s best to determine your location needs early on in your search.
  3. Consider your non-negotiables. Since luxury looks different to everyone, different amenities will take precedent over others. If you live an active lifestyle, a gym in your building might make more sense than a hybrid worker who craves a coworking space. Making a list of non-negotiables and nice-to-have amenities will allow you to look more intentionally at each potential apartment.
  4. Contact Luxury Living! Our kind and knowledgeable agents would love to work within your budget, location preferences and desires to find your dream apartment that fits your lifestyle.

Whether you’re in the middle of your apartment search or are just starting out, our team of experienced professionals are here to help answer any questions you may have about the Chicago apartment finding process.

Finding Luxury Apartments in Chicago — The Loop

January 4, 2023 | By Gabrielle Gresge
Reading Time: 2 Minutes

Chicago is lovingly known as a city of neighborhoods – and each of the 77 has its own perks, personality and presence within the city. The Loop, specifically, might be the most well-known of them all. To out-of-towners, it’s “the area with all the tall buildings and The Bean.” To locals, it’s the geographical epicenter of the city that’s proximate to most offices and the river.

Whether you’re living in Chicago for the first time or are a local seeking a change of scene, there are plenty of reasons to consider a move to The Loop.

Why move to The Loop?

Generally known as a business district, The Loop might be a surprising choice – but there are some sneaky, great reasons why this neighborhood could be a great choice.

  1. The geography: not only is The Loop proximate to most offices, it’s also the geographical center of the city – making all other areas highly-accessible both via car and public transit, which cross-crosses almost every block of the neighborhood. You’re literally in the center of it all!
  2. The commute: if you’re in the majority of Chicagoans whose office is in the Loop, you’ll be pleased to find that living in this neighborhood offers a delightfully short commute. No matter where you live, you’re most likely just a short walk away from work.
  3. The culture: The Art Institute, Lyric Opera and Chicago Symphony all call The Loop home – making some of Chicago’s best cultural institutions just a stone’s throw away from where you live.
  4. The views: almost every building in The Loop is a high-rise, meaning that no matter where you live, you’re bound to have an incredible, bird’s-eye view. If you’re lucky that might include lake views, too!

Where to live in The Loop

Incredible options for apartments continue to come available in this part of town. Some of our favorite Loop properties are:

Millie on Michigan

88 E Wacker Place

These brand-new apartments pair an ideal location with high-end finishes, floor-to-ceiling windows and countless amenities.

Century Tower

182 W Lake St

Situated near eight train lines and housed in a reclaimed 1930s building, Century Tower is the perfect blend of Chicago’s history and modern comfort.

Parkline

60 E Randolph

With an urban-industrial feel and both indoor and outdoor pools Parkline’s holistic, high-end living experience is ideal for renters looking for both luxury and convenience.

Finding Luxury Apartments in Chicago — Lincoln Park

January 3, 2023 | By Gabrielle Gresge
Reading Time: 2 Minutes

Known for plentiful green space, proximity to the lake and its historic, homey feel, Lincoln Park is one of Chicago’s most sought-after neighborhoods. A walk through this northside neighborhood will illuminate stunning architecture and a family feel.

If you’re considering moving neighborhoods or even a move to Chicago overall, there are a few reasons that Lincoln Park should be at the top of your location list.

Why move to Lincoln Park?

  1. Green space: when you think of a big city, you don’t always envision trees and parks – but Lincoln Park proves that stereotype wrong. Most streets in this neighborhood are densely lined with trees, and the area boasts multiple parks – including Lincoln Park itself, which stretches for miles along the lakefront.
  2. The lake: as a resident of Lincoln Park, Lake Michigan is at your beck and call. With multiple points of lakefront access, the neighborhood is a fantastic option for people who need a fix of the great outdoors while enjoying an urban environment.
  3. The zoo: the aptly-named Lincoln Park Zoo is nestled in the neighborhood – and, perhaps better yet, it’s free! That means you have regular, easy access to one of Chicago’s cultural treasures.
  4. The restaurants: many of Chicago’s most beloved restaurants call Lincoln Park home. From Cafe Ba-Ba-Reeba to Willow Room, there are dining options for every taste and budget just a short walk from each residence.

Where to live in Lincoln Park

Lincoln Park has more single-family homes than most of its southern counterparts – meaning most high-rise options have unobstructed skyline views. Some of our favorites include:

SoNo East

840 W Blackhawk St

SoNo East features a unique combination of neighborhood living with modern finishes. These buildings have a fantastic location that’s proximate to Oz Park and the Fullerton ‘L’ stop.

The Apartments at Lincoln Common

2345 N Lincoln Ave

Soaring above Lincoln Park with panoramic views, Lincoln Common boasts resident and pet-friendly amenities that include a rooftop deck, outdoor pool and garage parking.

Norweta

2611 N Hermitage

Tucked into the neighborhood and packed with amenities, Norweta is also near plenty of shops, parks and public transportation lines, making it a great combination of city and homey living.

If you’re looking to move in or near Lincoln Park in Chicago, a knowledgeable Luxury Living broker can help you find the right apartment to suit your needs. Reach out today or click the button below to get started.

The Ultimate Guide to Living With Roommates in Chicago

October 17, 2022 | By Lauren Bozarth
Reading Time: 5 Minutes

Living with roommates is always a gamble- but it may end up being a great decision! If you’re preparing to share a space with others or considering it, we want to help set you up for success. That’s why we’re sharing tips and insight into making the most out of this situation.

How to Find a Roommate in Chicago

You may find yourself in a situation where you want to find a roommate but don’t have immediate options right in front of you.

In this case, start by asking around your immediate circle. Reach out to friends or family to see if they know anyone in the same boat as you. It’s ideal for someone you know to vouch for a potential roommate, especially one you may not personally know. As you start chatting with others, you may even come across someone you know who also needs a roommate.

If you don’t have luck finding someone that way, then consider reaching out to larger networks you’re involved in to try and find someone with overlapping interests. This may be college alumni, church, or sports groups.

Often the last route involves looking online. Start browsing Facebook groups like Chicago Roommates or downloading apps like Roomster to help you connect with a potential roommate.

If someone online piques your interest, don’t sign the lease until you’re sure this is a person you want under the same roof.

You may want to first meet this person at a neutral place, like a park or coffee shop. Here you can better get to know one another and discuss some living expectations and non-negotiables.

Living With a Random Roommate

If you find yourself living with a stranger, there are a few things to keep in mind.

Even if this person does not become your best friend, communication is still important. Even before moving in or committing to live together, consider these questions:

  • How are rent and utilities being split?
  • What are payment expectations?
  • Can other guests spend the night?
  • Do lifestyles align?

You may want to establish a verbal or written agreement to honor the most crucial agreed-upon terms.

Along with communicating, being respectful is equally necessary. Recognize that you and your roommate will have different habits and interests.

This is not your lifelong partner, so even if the situation ends up being difficult, there is always an end in sight. And in the challenging moments, remind yourself that the roommate situation is helping stretch your dollars.

Living With a Significant Other

You may be in a place where you’re looking to take your romantic relationship to the next step. If you and your significant other are considering living under one roof, it’s critical to prepare for this relational transition.

This can prove to be an exciting growth opportunity if you and your partner are on the same page.

For starters, never underestimate the power of communication. Be sure to start important conversations before moving, and keep these talks going once you live together. Discuss expectations, excitements, concerns, or whatever you need to express before making the commitment.

Dating and living with the same person requires give-and-take. Be ready to make some sacrifices and provide grace. Bad habits are easily exposed when living with another person, but don’t be too quick to judge or get frustrated. We all have them, so be willing to work with each other when needed and learn to live with some quirks in other instances.

If you’re about to sign a lease with the person you love, chances are you’re looking forward to spending more time with that person. While living together certainly provides this opportunity, be intentional about carving out alone time or space for your interests.

Sometimes, living with the person you’re dating can make it easy to get “lazy” in the relationship. Be intentional about still going on dates and treating the person like your significant other, not just a roommate.

Living With Your Best Friend

Cohabitating with someone you already know and adore can make for a fun season. You can avoid the “getting to know you” phase and jump straight into sharing a space (and more memories) with your friend.

While living with your BFF has the potential to enhance your friendship, it’s crucial to set some safeguards in place to preserve the relationship.

Good communication is essential in this dynamic. Although you likely know quite about each other, make sure you express and agree upon living expectations.

In your conversations, it doesn’t hurt to set boundaries. Talk about what your ideal living situation will look like. How should you approach having visitors? Are there certain days of the week when you need alone time? Answering and honoring these questions will help your friendship and roommate situation.

How to Be a Good Roommate

Regardless of who you end up living with it, work to be a considerate roommate.

One recurring and important theme is communication. Your roommate can’t read your mind and vice versa, so share the things that are important to you from the start. Also, make sure to listen and really hear your roommate’s expectations and thoughts.

Help keep the peace by being mindful of your roommate. Whether you’re listening to music, having people over, or making dinner, remember that you’re not the only one there. Check-in with your roommate and be respectful of their space as well.

Being considerate of your cleanliness can also help your living situation. Whether or not you’re naturally a clean or tidy person, be extra cognizant of the way you maintain your place, especially the common areas. This may help alleviate potential disagreements or tension.

Living With Roommates Vs. Living Alone

Your living arrangement is an important decision. If you’re on the fence, consider the pros and cons of living with roommates:

Pros:

  • Shared rent and utility costs
  • Built-in company
  • Shared chores
  • An extra sense of safety

Cons:

  • Less privacy
  • More compromise
  • Different lifestyles under one roof

As you think through the reality of sharing a space, carve out real time to weigh the advantages and disadvantages.

Ultimately, if you decide that living with a roommate is your best move, your next step is finding a two-bedroom apartment in Chicago.

How to Find a Roommate in Chicago: A Step-by-Step Guide

August 31, 2022 | By Gabrielle Gresge
Reading Time: 3 Minutes

There are many reasons to live with a roommate: maybe you’re an extrovert who wants some company at home, or perhaps you’re hoping to cut down on your cost of living. No matter the reason for wanting to add a ‘plus one’ to your rental application, who you live with is an important decision as you navigate the renting process.

Finding a Roommate in Chicago

Read on for a step-by-step guide to finding the right roommate.

Step 1: Consider your needs

Before even starting the roommate search, it’s important to take a step back and think about what’s important to you in who you live with. Do you care about cleanliness? Would this person ideally have a work schedule that’s complimentary to yours? What budget do you need to stay in for rent? All of these considerations will shape how you approach the search process, and it’s best to know your nonnegotiables ahead of time.

Step 2: Search!

As you approach the roommate search, think about any existing networks you have in Chicagoland, such as:

  • Friends and family: While living with those closest to you has pros and cons, it’s worth either tapping into this network directly or asking friends and family if they know anyone looking for a roommate. Those ties might lead you to a new friend who’s also seeking a roommate!
  • College alumni: Most universities have location-based alumni Facebook pages, which are a great place to post and ask about potential roommates with a shared educational background as you.
  • Coworkers: Depending on the closeness of your work environment, you might lean on coworkers to either live with you or help you find someone to live with.

If you’re still looking for options to help in your search, Facebook groups like Chicago Roommates and Chicago – Housing, Apartments, Rooms, Sublets, Roommates are a great place to match with someone who’s also looking for a roommate.

Step 3: Align on price

Once you’ve found your roommate, it’s time for an honest conversation about what price point you both are comfortable with for rent and living expenses. Generally speaking, finance experts recommend that no more than 33% of income should be allocated towards this line item – and since that might look different for both of you, it’s important to align on a compromise that works for both budgets.

Step 4: Set ground rules

After finding a place using shared financial guidelines, it might be worth taking a moment to set some house rules around cleaning, communication, visitors and working from home. Will both of you work from home – and if so, where? When are visitors allowed and not allowed? Even an informal chat will help to keep your new apartment a peaceful, enjoyable place to live with your new roommate.

Are you looking for two- or three-bedroom apartments in Chicago? An experienced LLCR broker will help you find an apartment that balances both you and your roommate’s needs. Reach out today!

What Is a Den in an Apartment — and What Are Its Benefits?

July 27, 2022 | By Gabrielle Gresge
Reading Time: 2 Minutes

As much of the world has shifted to working from home as a result of the pandemic, the way we think about our living spaces has changed: while we once went to a gym, many renters now seek a gym in their building. Kitchen tables and make-shift desks have replaced offices. Some people choose to host more often in lieu of going out.

With these lifestyle changes, renters are beginning to ask more out of their apartments – and apartment dens, a relatively new yet growing trend, are a great way to answer this need by providing more space without the full cost of another bedroom.

What is a den in an apartment?

Both one- and two-bedroom apartments can come with a den, which is an extra alcove of space that’s large enough to accommodate additional usage but small enough that it doesn’t necessarily qualify as an extra bedroom. A space is designated as a den if it doesn’t have windows or a closet; for this reason, some buildings also refer to dens as a ‘flex space.’

A great example of an apartment with a den is Elevate, located at 930 W. Altgeld Street in Lincoln Park, or the Amli Lofts, located at 850 S. Clark Street.

What are the benefits of a den?

Beyond having extra footage, a den can provide space for activities, needs and hobbies beyond a bedroom, sitting room and kitchen. Not every one or two-bedroom apartment has a designated area for working from home, and a den could be the difference between working from your ‘office’ or working from your couch.

Dens in two-bedroom apartments can be particularly useful in this case: if you live with your partner or a roommate, a den allows for separate, private spaces for working – ensuring that both you and your partner are set up for success (and not talking into each others’ ears!).

Lastly, if you’re clever, a den can be a fantastic storage solution: by adding nice bookshelves, storage cubes or space-saving furniture, you can stash any overflow items not contained by other rooms.

For some renters, a den is a fantastic option – while others opt for an additional bedroom to allow for overnight guests, storage or an office. Our LLCR agents are ready to talk through the benefits of each and find an apartment that fits your needs.

Luxury Apartment Design Elements That Up the Wow Factor

June 6, 2022 | By Lauren Bozarth
Reading Time: 5 Minutes

If you’re looking to move to a Chicago apartment, there are a number of design elements that stand out and can help make your apartment feel truly luxurious.

Check out the luxury apartment designs that are sure to turn heads, drop jaws and create a home you love.

Vaulted Ceilings

Traditional ceilings are about eight-to 10–feet high, and they’re often flat. Vaulted ceilings, on the other hand, provide more height and character.

While there are many variations when it comes to this style of ceiling to achieve different looks, all vaulted ceilings are constructed with a self-supporting arch and angle up past the typical ceiling height.

Vaulted ceilings provide an elegant and grand flair, really opening up a room. While they’re commonly found in large, shared spaces, like an open kitchen, living, or dining room, this design can be found anywhere the apartment structurally allows.

Depending on the overall aesthetic of an apartment, these types of ceilings may also incorporate reclaimed beams or industrial cable to round out the look.

Additionally, vaulted ceilings can provide extra space for windows, enabling more natural light – which is always a bonus!

Large Windows

This design feature is one that is quite common among luxury properties in Chicago. It is widely agreed upon that expansive windows significantly upgrade a home. There are plenty of practical and aesthetic benefits to this design element.

Natural light may be the most obvious perk of large windows. This increase in sunshine is great for brightening your home and likely your mood as well.

When living in an amazing city like Chicago, the more views, the better. Wide windows throughout an apartment provide unprecedented sights of often the city, water, and other impressive views depending on what neighborhood and floor you find yourself in. There may be no better views than from a Chicago Penthouse featuring floor-to-ceiling windows and 360-degree views.

If you’re someone who enjoys a nice breeze, more windows also allow for more fresh air. Not only that, but this design feature can save you money in the winter months. Large windows serve as insulators, cutting down the cost of your energy bill. They allow solar energy in year-round, which regulates indoor temperature by minimizing the circulation of cool air.

Logan Apartments

Stainless Steel Appliances

Once you’ve lived in a home with stainless steel appliances, you won’t want to go back.

This design feature truly elevates the look and feel of any apartment kitchen.

From a functionality standpoint, there’s no beating these appliances. They provide the most efficiency and ensure you get your money’s worth.

These appliances are designed to last and hold the same appearance over time. Their durability is incomparable. Based on their design, these appliances are built to fight off rust, fire, and heat- all too common in the kitchen.

Stainless steel appliances also modernize a kitchen. They are standard in all new homes because of their clean, neutral design that goes with any kitchen layout.

NEMA Apartments

Spa-Inspired Bathrooms

The bathroom may not be the first room you think of when you think of luxury. But, you would be surprised by what a luxurious bathroom can do for an apartment and your own well-being.

These days, the features and finishes you can find in this space are incredibly impressive. From heated floors to inset bathtubs, many Chicago apartment bathrooms feel like their own mini oasis.

Plenty of these premier bathrooms also boast impeccable style and detail, like walnut veneer-line shelving, gold finishes, natural stone, and more.

Imagine not having to leave your home to relax and rejuvenate in a bathroom that feels like its own amenity? Besides your bedroom, this is the room you will likely start and end your day. It is worth finding a bathroom that goes above and beyond.

The Lofts at River East Apartments

Hardwood Floors

Nothing says timeless like hardwood floors. This luxury apartment design feature is stylish, practical, and a must-have in your new home.

For starters, hardwood floors are simple to clean- especially compared to an option like carpet. Whatever the mess is, you will likely be able to sweep, vacuum, mop, or steam it away.

If you have a pet or may acquire a furry friend while living in an apartment, you certainly want to find a home with hardwood floors. Not only are they easy to keep clean, but they are better for those with allergies. Carpet, on the other hand, may trap pollen, dust, and animal dandruff.

Along with providing easy maintenance, this flooring type is very easy on the eyes. It gives a more elegant appearance. Plus, it increases the value of a home.

Additionally, hardwood floors are extremely durable and provide better peace of mind. They will last longer and continue providing that luxury element in your apartment.

Seven 10 West Apartments

Walk-In Closets

If you are a person with an expansive wardrobe, walk-in closets are synonymous with luxury. Almost all high-end apartments feature this type of closet, at least in the master bedroom.

This premier design element makes a space feel larger, making storage and daily life more efficient.

With a walk-in closet, you have the luxury of more space for both clothes and other items that you may not have room to store elsewhere. Regardless of size, walk-in closets ensure more-effortless organization than a reach-in closet.

If your closet is large enough, you may even be able to keep a mirror, armoire or vanity within the space.

You can also likely find it easier to dress quickly with a walk-in closet. This setup helps avoid going back and forth between your closet, dresser, or mirror in the morning. Privacy is also an element of luxury, which walk-in closets provide.

Every element of a home matters. If you are looking for ultimate luxury in your next apartment, be sure to find a space that incorporates these luxury apartment designs.

Walk-in closets can make a city apartment feel spacious. Check out a few of the reasons below as to why you might want a walk-in closet in your next apartment!

Benefits of Apartments with Walk-In Closets

Landmark – West Loop Apartments

Organization

City apartments have limited space, so maximizing storage is essential to getting the most out of your apartment.

When you have a walk-in closet, it’s much easier to keep it clean and tidy.

Because you have all the extra space with shelves, hanging racks, and other useful storage devices, you’ll be much more organized with your clothes.

Hidden Storage

Apartments in Chicago have a limited number of rooms.

Unlike a house where you may have an extra guest bedroom, a laundry room, and a garage, most apartments don’t have much extra space.

Apartment units have limited storage options for things you need to have, but are seasonal. Apartments with walk-in closets provide that extra room to hold decorations, seasonal clothes, and other essentials you need to have but can’t leave in open parts of your apartment. Additionally if you’re looking for more closet storage tips, check out our blog for maximizing storage here!

Apartments with Walk-In Closets

Are you on the hunt for a new apartment with some extra closet space in Chicago? Here are a few of our favorite units with walk-in closets:

3Eleven – 311 W. Illinois

Landmark West Loop – 1035 W. Van Buren

Evo Union Park – 1454 W. Randolph

Parkline – 60 E. Randolph

What Is the Best Way to Find an Apartment?

May 24, 2022 | By Andrew Lemna
Reading Time: 2 Minutes

Once you’ve chosen your target neighborhood, budget, and saved up, it’s time to start searching. But what is the best method to find a good apartment quickly? Check out our full breakdown below.

What Is the Best Way to Find an Apartment in Chicago?

Working with a Broker

Our first recommended way to find an apartment is with a broker.

Brokers are experts in the real estate field, they will make your journey a breeze, and they don’t cost you anything to work with!

Real estate brokers know how to help you look for what you want and will walk you through every step of the process.

Brokers know what pricing is fair for apartments in the area. They also know reputable areas and buildings in the area as well. They are professionals at helping you get everything you need in your next home.

If you’re new to an area, we fully recommend starting with a broker, and more specifically, a Luxury Living Chicago Broker!

Shopping Online

Today, the internet makes it impossible not to have access to available listings in your area.

Do your due diligence and start by searching for apartments in your desired neighborhood online.

Most online apartment websites have different criteria filters you can use in your search as well, such as Zillow or Apartments.com.

Although this is one way to search for your next Chicago apartment, you can quickly become overwhelmed with the multitude of listings and ever-changing pricing.

Referral

Another way to find your next apartment is to just talk to your friends!

Getting referrals to certain building complexes, landlords, and brokers is underutilized as a foolproof way to find a great apartment.

Knowing people you trust had a good experience increases your odds of avoiding any mistakes when searching for your next apartment.

Talk to your friends, contacts, and people you trust to help you secure your next apartment!

Search On Foot

Although it may be rare to find a listing this way, searching on foot is another way to find an apartment quickly.

Take a stroll throughout the city and you may find a hidden gem or two that you may not have online!

Plus, you’ll get to notice things when walking around such as potential neighbors, city sights, and restaurants nearby that aren’t listed online.

These are just a few ways to start an apartment search to help you find your next apartment quickly. Ultimately, we fully recommend starting with a Luxury Living broker to find your next place.

If you’re searching for a new Chicago apartment, we are here to help you get started right away!

Our Expert Apartment Finding Tips Will Answer Your Toughest Questions

May 9, 2022 | By Lauren Bozarth
Reading Time: 5 Minutes

Are you on the hunt for your next apartment? These apartment finding tips will help make sure you’re on the right track.

Apartment Hunting Checklist

Apartment hunting can feel daunting at times. With so many steps in the process and options out there, many may end up feeling lost or unsure where even to start.

That’s why we recommend creating (and following) an apartment checklist. As you begin viewing potential homes, you can use the checklist to evaluate and compare your options.

While you want to tailor your checklist based on your specific wants and needs, here are some popular categories to include as a starting point:

  1. Location: Make sure the apartment is an area you would be happy to call home. This may include a few different neighborhood options. Unsure of where to live in Chicago? Take our Chicago neighborhood quiz!
  2. Apartment features and finishes: Here, you can track all that you would like the individual unit to offer. This may include stainless steel appliances, floor-to-ceiling windows, sweeping city views, or your own personal balcony.
  3. Building amenities: Keep a list of desirable amenities you hope your new apartment provides. Parking, a fitness center, outdoor space, or a pool may be some of the non-negotiables.
  4. Safety: It’s crucial you feel secure in your home, so look into the safety features that your unit or the building provides. Check to see if there are secure entry systems, doormen, or other measures in place to give you safety and peace of mind.
  5. Apartment policies: Before signing a lease, look into policies that may impact your decisions, such as pet, decorating, and subleasing regulations.

The apartments you view may not check every box, but as you compare different units, having a checklist will help you determine which home hits most of your requests.

What Should Your Apartment Hunting Timeline Look Like?

Everyone’s home hunting journey is unique, but we do advise that our clients follow or at least refer to a timeline to stay on track.

As a general rule of thumb, you want to begin looking for your apartment 60 days before your current lease ends. At this point, you want to focus on budgeting and researching. This is the very initial stage and will help you determine what kind of apartment you can afford and where you should consider moving.

Between 30 and 60 days before moving, you want to tour all of your prospective apartments and begin applying for the units that interest you.

As soon as you decide on an apartment and receive confirmation of your approval, be sure to book packers and movers. To make the process easier, you may also want to slowly pack up items you don’t need in the interim.

15 days before move-in day, confirm and finalize details to avoid last-minute stress. Transfer or schedule utility set up, consider a final walk-through of the property and verify your move-in day and how you’ll get your keys.

During the last week, you can wrap up your packing and final steps, such as changing your mailing address and letting the excitement sink in!

Why Do Apartment Prices Fluctuate Daily?

Just like airplane tickets can regularly change due to supply and demand, so can rental prices. The market in Chicago is frequently changing, and that’s reflected in the price of apartments.

There are a few common factors that impact apartment prices:

  • The time of year
  • The time of the month
  • The day of the week
  • Dynamic pricing software
  • Strong growth market
  • Location

Despite the constantly fluctuating costs, try sticking to the 30 percent rule. This rule suggests that you spend no more than 30 percent of your paycheck on rent.

With costs regularly changing, working alongside a broker can help you determine the best time for you to rent.

When is the Best Time to Rent an Apartment?

As we mentioned above, timing can affect the cost of an apartment. So, when is the perfect time to sign a lease? Well, that depends on what you’re looking for.

If you’re searching for the widest selection of apartments, the end of the summer is the best time to apartment hunt

If you’re hoping to get the best bang for your buck, you can generally find the best prices in the winter. According to RentHop, rent is most affordable in March. The winter may not provide the Ideal moving weather, but braving the cold (and snow) will likely save you money. Plus, it may be easier to negotiate your rent then.

What is the Average Move-In Fee?

When searching for your next apartment, you also want to keep your move-in costs in mind.

For starters, move-in fees are not the same thing as a security deposit. While security deposits are often refundable deposits to protect the property, move-in fees are non-refundable costs that renters must pay with their first month’s rent.

These fees typically cover additional costs associated with managing the rental property, such as repairs or maintenance.

Move-in fees can vary drastically depending on the property.  They can range anywhere from 20% to 50% of one month’s rent price. In Chicago, the average non-refundable move-in fee can cost someone $425 to $700.

With the average move-in fee in Chicago varying so much, you want to make sure you figure out this cost prior to signing your lease.

What is a Rent Concession?

As you search for your apartment, you may run into rent concessions. For those unfamiliar with this term, concessions are simply an adjustment or compromise a property manager or landlord makes to lease terms to attract tenants or incentivize existing tenants to stay.

Rent concessions are often made if property managers anticipate or experience empty units. It helps ensure they can still secure renters, despite a slower market or other circumstances that may lower rental demand.

While concessions may take a few forms, here are the common types you may run across:

  • A free month
  • Discounted monthly rent
  • Reduced security deposit
  • Renovations and upgrades
  • Free amenities

If you’re ready to begin your apartment hunt and put to practice these apartment finding tips, connect with us today! We have a team of eager and experienced brokers prepared to help you walk through the exciting process.

When Is the Best Time to Rent an Apartment in Chicago?

May 3, 2022 | By Andrew Lemna
Reading Time: 2 Minutes

When is the best time of year to rent a Chicago apartment? Luxury Living Chicago can break down the answer for you below!

If you’re interested in moving to Chicago and getting a new apartment, you are probably wondering when the best time to rent an apartment in Chicago is. The simple answer to this question is that it’s different for everyone! Ultimately, your answer is when you need to rent.

Although there is no perfect catch all answer to this question, and everyone’s situation is different, we do have some recommendations of when it makes the most sense to move.

When Is the Best Time to Rent an Apartment in Chicago?

In Chicago specifically, the spring and summer months are the best months of the year to rent an apartment due to available inventory. There are more apartments to choose from, and it’s an active market of people moving in and out of their homes. Keep in mind however, that this also means prices may be especially high during this time as well, because so many people are looking to rent!

If you end up looking to rent in the fall and winter months, there will be less inventory on the market which can be both good and bad. With cold weather and snow in the fall and winter months, most people consider these less ideal conditions for moving and beginning a lease. However, this can also mean lower lease prices because buildings are looking to get their spots rented as quickly as possible. This can save you a lot of money on your lease depending on what is out there!

Once you know when you need to rent, check out our guides to understanding price fluctuation and apartment hunting timelines to better prepare you for your search!

If you’re interested in learning about the best time to move in Chicago or tips for finding the best place to live in Chicago, we also have many resources available to help you!

Why Do Apartment Prices Fluctuate Daily? Luxury Living Chicago Has the Answer

April 27, 2022 | By Andrew Lemna
Reading Time: 2 Minutes

Why do apartment prices fluctuate daily, and when is the best time of the week to rent an apartment? Find out the answers below!

Why do apartment prices fluctuate daily?

Apartment prices fluctuate daily because housing is a supply and demand market. As the availability of inventory is constantly changing, prices also change to match what’s currently on the market.

It may seem overwhelming when you’re looking to rent a new place and you see the prices changing day to day, but that’s normal!

Additionally, other factors affect apartment prices like the time of the month, as well as the time of the year. Changing seasons and proximity to the beginning and end of the month are examples of these other factors. Check out our blog on the best time to move in Chicago for more on this topic.

These monthly and annual changes will also show up and affect the day to day price changes. Understanding that landlords are setting their prices based on the ever-changing market conditions can help renters make sense of why there are daily fluctuations in rent prices.

When is the best time of the week to rent an apartment?

Research shows that the best days of the week to rent an apartment are Mondays and Fridays.

Additionally, the most expensive days to rent an apartment are Sundays and Tuesdays.

We also recommend trying to rent at the beginning of the day between 9am and 10am for the best prices.

Keeping up with the ever-changing rental market can be tricky and time-intensive, and that’s why we are here to help so you don’t have to worry about it!

What Should Your Apartment Hunting Timeline Look Like?

April 20, 2022 | By Andrew Lemna
Reading Time: 2 Minutes

If you’re getting ready to move, you may be wondering what the typical apartment hunting timeline should look like. That question and more are answered below!

The Apartment Hunting Timeline

When you’re starting to look for an apartment, it’s essential to keep a timeline in mind so that you can keep track of your moving objectives and stay on schedule.

For most people, the real hunting begins between 30 and 60 days before your future move in date.

However, we recommend starting the process even earlier, between 90 and 60 days before your future move in date to give you time to fully prepare.

60-90 Days Out

In the 90 day window before you move, start with a general search of apartments online and start making considerations for what you want in your next home.

Take our Chicago neighborhood quiz to find the best fit for you, and familiarize yourself with listings in the area so you can start to understand market prices, common amenities, and other considerations.

You can take this time to leisurely look at listings and formulate your standards and criteria for your personal search.

Check out our apartment hunting checklist for some more specific ideas of what to look for.

30-60 Days Out

Once you enter the window of one to two months outside of your move-in date, it’s time to really begin the hunt.

Reach out to your trusted real estate agent to start viewing apartments in person.

During this time frame, have a firm grasp on your budget, where you want to live, and which amenities you want in your next apartment.

The apartment market can move very quickly, so knowing exactly what you want during this window is a must!

If you fall behind in your search, check out our blog on how to find an apartment fast.

The Apartment Finding Process

Once you’ve found listings to check out, make sure to read up on proper apartment viewing etiquette and what to bring when touring an apartment as well! This knowledge will make viewing apartments much easier for you and give you confidence in your search.

If you’re interested in learning more about when the best time to move in Chicago is, check out our blog here for more information on this subject.

Between summer festivals and being a year-round concert destination, Chicago is a great place to live if you love live music.

Check out some of our favorite Windy City neighborhoods that guarantee proximity to live music in Chicago.

The Loop

Living in the heart of downtown will provide the ultimate urban experience, along with hard-to-beat convenience to concerts.

Within the Loop, you can find some of the city’s most notorious venues that host all types of artists throughout the year.

The Chicago Theatre is one of these iconic venues. The 100-year-old landmark theatre operates as a performing arts venue for concerts, musicals, plays, magic shows, comedy, speeches, and even sporting events.

Those who enjoy classical music and live opera can appreciate the Civic Opera House, another famous spot for shows in the Loop.  This magnificent space houses 3,500 people, making it the second-largest opera auditorium in North America.

When the weather is suitable for outdoor concerts, the Loop’s Petrillo Music Shell in Grant Park hosts a variety of large music festivals, including the Chicago Blues Festival, Chicago Jazz Festival, and Lollapalooza.

Logan Square

Those looking for more humble venues and a laidback environment may enjoy the Logan Square scene. This hipster neighborhood has gained quite the reputation for its hip spots to catch a show.

Located in the center of the vibrant neighborhood, Logan Square Auditorium has become a well-known venue. This historic ballroom now hosts a variety of concerts, festivals, and shows. The beautiful interior provides charming character and superior acoustics.

Concord Music Hall also hosts an impressive range of musical artists- from dubstep DJs to pop sensations. This eclectic, mid-size venue provides a significant amount of room to move around, grab drinks, or dance to the music.

While primarily known for its whiskey and bourbon, Burlington Bar offers a no-frills venue that welcomes touring and local bands and DJs to perform. The small space creates an intimate atmosphere and excellent sound.

When people hear about Emporium, they often think Pacman and pinball, but this old-school arcade bar also boasts a stage and space for shows in the central part of Logan Square. It makes a fun spot to hang with friends and catch a show.

Two of the Prettiest Neighborhoods in Chicago

November 8, 2021 | By Lauren Bozarth
Reading Time: 3 Minutes

Old Town and River North are considered two of the prettiest neighborhoods to live in but for vastly different reasons. Let’s see how these two gorgeous downtown Chicago communities compare.

Two of the Prettiest Neighborhoods in Chicago

old town apartment buildings

Old Town

There is no denying the charm that the Old Town neighborhood offers. Walking down the tree-lined streets, you’ll stumble across stunning Victorian-style homes, quaint narrow streets, and adorable local shops.

You can see traces of Old Town’s history in much of the classic architecture, especially around the Old Town Triangle.

The history of Old Town explains where a lot of its charm came from. After the Great Chicago Fire in 1871, the Old Town Triangle was one of the only surviving areas. Afterward, it began to grow, initially attracting many artists and even playing a part in World War II. After the war, the area was known as “North Town” and began hosting art fairs called “Old Town Holiday.” Eventually, the name evolved into its current name, “Old Town.”

In the late 1970s, the City Council of Chicago designated most of the Old Town Triangle a Chicago Landmark to preserve the architectural and historic character of the area.

Some of the most iconic buildings are still standing here, including St. Michaels Church and the Second City. You can also find plenty more beautiful old buildings that have been around since before the disaster.

River North

River North is equally as magical as Old Town but in a unique way. Many people are enchanted by the downtown neighborhood’s ultra-hip and ultra-urban setting.

The countless shiny skyscrapers and sleek art galleries tucked away into old warehouse buildings are bound to impress.

River North’s gallery district has attracted plenty of creatives and remains a charming area within the neighborhood. This district emerged during the late 1970s when artists and dealers found themselves drawn to the expansive and dynamic spaces offered by the neighborhood’s former manufacturing buildings.

Now, the area houses the largest concentration of art galleries in the United States after Manhattan.

As its name implies, River North is located right along the beautiful Chicago River. Tourists and residents alike enjoy boating through or strolling along the beautiful water. There are also a handful of top-notch restaurants and bars along the river.

River North boasts a handful of iconic buildings known for their history and jaw-dropping architecture. Merchandise Mart, The Wrigley Building, and the Holy Name Cathedral are all sites to behold.

Many people also appreciate the fantastic views that many of the River North skyscrapers offer. There’s nothing like sipping on your favorite drink and soaking up the ariel views of the Windy City.

Best Neighborhoods for Chicago Sports Fans to Live

November 3, 2021 | By Lauren Bozarth
Reading Time: 3 Minutes

The Windy City makes a phenomenal place to live as a sports fan. Throughout downtown Chicago, you can find the stadiums and arenas where all the city’s major sporting events occur.

Best Neighborhoods for Chicago Sports Fans

Let us help you find the best neighborhood for you, depending on your sport of choice.

Live Near Wrigley Field

Baseball fans should consider the Lakeview community, specifically Wrigleyville, where the iconic Wrigley Field is located. Game days in this neighborhood are something to behold. The streets, stadium and bars are bustling with enthusiastic Cubs fans, and the energy cannot be beaten.

Lakeview is a few miles north of the downtown Loop, south of Uptown, north of Lincoln Park, and west of North Center. The Wrigleyville area runs from Halsted Street on the east, Irving Park Road on the north, Racine Street on the west and Cornelia Avenue on the south.

Wrigleyville adopted its name shortly after Wrigley Field opened its doors in 1914. Since then, many die-hard Cubs fans have resided nearby.

If you want easy access to everything Wrigley Field and Wrigleyville offer, consider living at the Addison & Clark luxury apartment building at 1025 West Addison.

Live Near Soldier Field

If you’re someone who holds season tickets to the Bears game, South Loop may be the most convenient neighborhood for you. This urban neighborhood, directly south of the Loop and against Lake Michigan, is home to the infamous Soldier Field.

Imagine only having to walk a few blocks to tailgate and enjoy a football game downtown!

Not only does Soldier Field host the Bears games, but it’s also the spot to watch soccer games, concerts, and other large events that happen throughout the year.

While Soldier Field remains a popular attraction in South Loop, you can also find the Shedd Aquarium, Field Museum, and Adler Planetarium in this neighborhood.

The Paragon Chicago, at 1326 South Michigan Avenue, is an excellent living option if you’re interested in contemporary living nearby Soldier Field and many of the other major South Loop attractions.

Live Near the United Center

The United Center is the spot the Blackhawks and Bulls play. So, rather you’re a basketball or hockey fan, consider living in the West Loop, one of Chicago’s hottest neighborhoods that provides easy access to the large sporting arena.

Sports fans can also appreciate the number of sports bars in the West Loop area. There are plenty of great spots to watch the game, grab a drink, and enjoy some good food.

If you want to live near all this action, check out the Mason apartments at 180 North Ada Street. This brand new building offers upscale living less than a mile away from the United Center and the other activities that West Loop offers.

Where to Live in Chicago Based on Your Top Interests

November 1, 2021 | By Lauren Bozarth
Reading Time: 5 Minutes

Do you love sports? Fashion? Art? Luxury Living Chicago Realty can help you find the best place to live based on your interests.

We’ll walk through popular interests and neighborhoods that align so that you have better insight into where to live in Chicago.

Where to Live in Chicago…

If You Like Sports

The Windy City is a phenomenal place to call home if you’re a sports fan. Downtown Chicago houses all of the major sporting arenas and stadiums.

Cubs fans can live in the heart of baseball haven by living near Wrigleyville, which is part of the Lakeview neighborhood and also where Wrigley Field is located. Imagine watching a game from your rooftop! Plus, nothing beats walking down Clark Street and feeling the indescribable energy on game day. This area boasts a handful of popular sports bars where people can also watch all types of sporting events.

South Loop is a great place to live if you’re a fan of football. The urban neighborhood places residents within walking distance of the infamous Soldier Field. This massive stadium not only hosts Bears games, but it’s also the place for soccer games, concerts, and other events that take place throughout the year.

If hockey or basketball is your sport of choice, consider looking into West Loop. This hot neighborhood is close to the United Center, where the Bulls and Blackhawks’ games happen. West Loop is also known for its happening sports bars and fantastic patios.

For Boutique Shopping

Those who prefer to prioritize retail therapy may have a different top pick in Chicago neighborhoods.

While neighborhoods like River North give residents access to some of the most renowned shops and high-end brands along the Mag mile, Chicago offers other communities that specialize specifically in boutique shopping.

The Charming Lincoln Park area is a fantastic spot to live if you’re all about the adorable boutiques. Stroll along Armitage and Halsted Street to explore some of the area’s favorite local stores boasting local vendors and unique finds.

Lakeview is another neighborhood known for its boutiques. The three trendy shopping areas throughout the area include the Southport Corridor, the Lincoln Hub, and the Paulina Station District.

If you’re looking for a hip neighborhood with equally hip shops, consider Wicker Park. There are plenty of unique boutiques along and near the bustling Milwaukee Avenue.

If You Love Art

Throughout its history, Chicago has attracted plenty of artists. Today, multiple neighborhoods still maintain a reputation for their incredible art galleries.

River North may be one of the most infamous spots for these sorts of art shops. In fact, the River North Gallery District boasts the largest concentration of art galleries in the United States after Manhattan. The district is centered around Franklin and Superior Streets and bounded by Wells, Chicago, Orleans, and Huron Streets. Around these streets, you can find plenty of unique and imaginative galleries.

Nearby, the West Loop neighborhood offers its fair share of art galleries as well. Over the past few years as West Loop rose in popularity, some of the River North galleries migrated to this area.

For Live Music

If you’d prefer to reside nearby live performances and concerts, Chicago also has plenty of options for you.

Living in the Loop puts you in the heart of downtown, and it provides easy access to some of the city’s most iconic music venues. The Chicago Theatre, Civic Opera House, and outdoor Petrillo Music Shell all put on incredible musical performances for residents and guests alike.

The vibrant River North neighborhood also has plenty to offer its residents, including music venues. There are plenty of bars, lounges and upscale venues that provide live music throughout the week.

Logan Square may be more of your scene if you prefer underground venues or more low-key performances. This hipster neighborhood offers a handful of distinctive joints to enjoy live music, from Logan Auditorium to Rosa’s Lounge.

If You’re a Foodie

While you can find fantastic food anywhere in Chicago, some neighborhoods are known for their dining options.

River North is one of those spots that offers a high concentration of top-notch restaurants. You can find any cuisine imaginable on every corner of this neighborhood, but the area is most notable for its sleek steakhouse options.

West Loop has also become a haven for foodies. This former meatpacking industrial district is now home to some of the city’s must-try eateries, including multiple Michelin restaurants. You can find the hottest dining spots right along Randolph Street, also known as ‘Restaurant Row.’

Logan Square has recently welcomed some incredible restaurants that fit well in this hipster neighborhood. Many of these dining spots offer unique and creative fair, along with eccentric vibes and unique spaces.

To Be Close to the Nightlife

If your ideal neighborhood involves an exciting nightlife, rest assured there is a spot for you in Chicago.

River North appeals to many interests, especially nightlife. Hubbard Street, in particular, is the place to be on a weekend evening. Here you can find some of the best bars and clubs that stay open late into the night.

If you live in Lakeview, specifically in the Wriglleyville area, you’re in luck when it comes to nightlife as well. Clark Street, from Belmont to Grace Street, may be the longest cluster of bars in the Windy City. You can find every type of drinking joint imaginable around here, from country bars with live music to sports bars with batting cages and dueling pianos.

Wicker Park’s North Milwaukee Avenue is another excellent stretch where you can an eclectic mix of bars, clubs and pubs that ensure an exciting evening out. It’s the perfect spot to bar hop, especially if you’re looking for live music and a diverse crowd.

Those who gravitate toward neighborhood bars may also like what Lincoln Park, Old Town, and Logan Square offer. While these communities aren’t known for their wild club scene, they do make fantastic spots to wind down on any night of the week. You can  find great patios and outdoor seating in these neighborhoods.

Regardless of what your interests may be, there is bound to be the perfect neighborhood for you. Let one of our experienced team members help you decide where to live in Chicago!

A Complete Guide to the Different Types of Apartments in Chicago

July 1, 2021 | By Lauren Bozarth
Reading Time: 5 Minutes

The Windy City boasts a wide array of apartment options – from penthouses to convertibles. Narrowing down your dream home may feel overwhelming, but we want to help you find the spot that best suits you.

The Luxury Living Chicago Realty team is here to help. If you’re looking to move to an apartment in Chicago, these are the different types of apartments to consider:

High Rises

Their extreme height and incredible views characterize high-rise apartments. According to the National Fire Protection Association, a high rise is typically defined as an apartment building with seven or more stories.

While you can find high-rise apartments throughout the different Chicago neighborhoods, they are generally heavily concentrated the more downtown you are. Many of the apartments in “the Loop” and surrounding areas, like River North and South Loop, feature plenty of high-rise options.

Since high rises are often situated in a central location, they offer residents the ultimate convenience. Many are steps away from anything one may need— including restaurants, retail and attractions. This is undoubtedly the case with many downtown Chicago high rises.

People looking for amazing views are often drawn to high rises. Many of the Chicago high-rise apartments boast stellar sites of Lake Michigan, the Chicago River and the Windy City Skyline.

While there are plenty of perks with high-rise living, living high up may come with disadvantages. The main con is that it takes longer and may be more challenging to get up to your unit. Moving into an apartment on a high floor also isn’t the easiest task in the world.

Penthouses

Penthouse units offer ultimate luxury living. They are typically known as the best unit in an apartment or condominium building.

They provide premier views and ample space. Typically these apartments feature vaulted ceilings and floor-to-ceiling windows. People also appreciate penthouses for the extra privacy and elevated status.

While odds are, nobody would mind penthouse living, this kind of top-notch living comes at a steep price. According to Realtor, penthouse apartments are usually 5-15% more expensive than other units in the same building.

If the penthouse is located in a building with rooftop amenities, such as a pool or gym, residents may notice more noise from above. This is something house hunters want to figure out before signing a lease.

Another challenge with penthouses is the supply shortage. Since there are only a few penthouses per building, they are more of a rarity. Though with the right agent, you can find the best options in the Chicago area.

Lofts

Loft-style apartments are prevalent in urban buildings. These buildings were often industrial warehouses or old spaces that have now been converted into modern residential living.

Loft apartments are known for their tall ceilings and exposed pipes, beams and brick walls. These units are often pretty spacious, especially with their open-concept layouts.

Many people find themselves interested in lofts for their unique charm and character. Over the years, they have become a very trendy living option.

The West Loop is home to some of the best loft living in Chicago. This neighborhood’s transformation from a meatpacking district to a hip spot to live in explains how the loft trend came to be. Many of the old warehouses and manufacturing buildings have been transformed to luxury lofts.

While lofts make a cool living option, they do have their own setbacks to take into consideration.

Because of their specific layout, many lack traditional storage space, including closets and rows of kitchen cabinets. While this is often the case, some people see this as an opportunity to customize their storage solutions.

One Bedroom Plus Den Apartments

This type of apartment unit has become increasingly popular. They are particularly ideal for those who don’t need two full-size bedrooms but still may need a little extra space.

A one-bedroom plus den apartment guarantees more room than a traditional apartment. While a den isn’t large enough to constitute a full bedroom, this extra space can be a multipurpose space to accommodate your lifestyle. It may serve as a storage room, an office, a workout room, a nursery or all of the above.

So why wouldn’t someone just purchase a two-bedroom if they want an extra room? Well, these apartments give residents more space at a cheaper cost than a two-bedroom unit.

Convertibles

A convertible apartment is an intermediate floorplan between a studio and a one-bedroom apartment. When a studio has an additional nook for bedroom space or even an obviously allocated spot for a bed, it can then be labeled a convertible.

This type of space is generally larger than a studio and has a separation between the main living area and the sleeping area. This separation can simply be an alcove for the bed, a partial wall, a separate room with a sliding door, or it can be extra space like a hallway that creates a buffer between the sleeping alcove and kitchen/living area.

Convertibles and junior one-bedrooms are often very similar layouts, and the terms are sometimes used interchangeably. Usually, junior one-bedrooms are smaller versions of a property’s one-bedroom floor plan without a bedroom door. The price-point for a junior one-bedroom tends to be close to a convertible, with studios slightly below that range.

This is an excellent apartment option for someone who doesn’t need a ton of space but still needs more than a studio.

Condos

If you are looking to own your own property and find more space than an apartment has to offer, consider these condos for sale:

1439 S Michigan Avenue #612– Check out this penthouse duplex located in the historic Trevi Square building. The two-bedroom, two-bathroom home offers soaring 18-foot ceilings that flood natural light and provide expansive south/west views.

30 E Huron Street #5505– You don’t want to miss this beautifully renovated, one-of-a-kind home perched on the 55th floor of Huron Plaza in River North. The location offers ultimate convenience, and the one-bedroom, one-bath unit features incredible upgraded finishes.

1349 N Leavitt St #1B– If you’re looking for ample space and upscale construction, look no further than this gorgeous condo along a quiet, tree-lined Wicker Park block. The unit is a standout in both design and luxury modern living.

Let one of our experienced team members help you weigh your options and compare the different types of apartments that Chicago has to offer. We are eager to find you your dream home in the Windy City!

When is the Best Time to Move in Chicago?

April 3, 2021 | By Amy Galvin
Reading Time: 2 Minutes

Luxury Living Chicago has been helping renters move in Chicago for over 10 years. Because we are a rental-focused brokerage, we have insider information about the apartment search process for finding downtown Chicago apartments.

Today, we’re talking about timing your apartment search.

When is the Best Time to Move in Chicago?

The really simple answer to this question is…

When do you need to move?

Are you relocating to Chicago for work and need to be settled into your new apartment before your first day of work? Or, is your lease coming up at your current apartment and you want to have a few days to move out and transition to your next apartment?

Nailing down a “move-by” date (a day you absolutely must move in) is important because apartment availability changes daily. This is especially true during the spring and summer months, which are peak apartment hunting seasons in Chicago.

Have an ideal move date, but give yourself a little cushion. This will open up your apartment options because not every apartment will be available on the first of the month.

When should you look for a new Chicago apartment?

After you determine your move-by date, it’s time to start preparing to shop for apartments. We know from our Chicago renter data, our clients, on average, go out and look for an apartment 36 days before their move date. We have found the sweet spot for touring apartments to be 30-60 days before the move date. At this time properties will have updated pricing and availability for a move-in that will occur during that time frame.

Is there a good time of year to move to Chicago?

As we mentioned above, spring and summer are peak times to look for a Chicago apartment. Due to this demand, at this time of year, you’ll find the highest pricing.

While moving to Chicago in the winter can be challenging to navigate because of the cold and snow, if you are looking to capitalize on slightly lower pricing, then this is a great time to start a lease. Our data shows rent prices in Chicago in the winter months can be $100-$200 lower. That definitely adds up over the year!

If you’re looking for more insider information on moving to Chicago, then click the button below to read our post on tips for finding the best places to rent in Chicago.

What is a Convertible Apartment?

March 20, 2019 | By JD Eaton
Reading Time: 2 Minutes

One of the first questions asked by any apartment locator will be, “what size apartment are you looking for?” but Chicago’s terminology can be different from other cities. Floor plan types include studio, convertible, junior one-bedroom, one-bedroom, and one-bedroom plus den.  So what’s the difference between a studio and a convertible? Or a junior one-bedroom and a standard one-bedroom? What qualifies as a den?

Different properties can define and label floor plans in different ways. Fortunately, Luxury Living Chicago’s consultants are here to help and walk you through various layouts and styles. There are some basic guidelines to remember and use when considering which floor plan works best for your lifestyle.

CHICAGO STUDIO APARTMENTS:

A studio floor plan will be the smallest square footage- usually ranging from 400-550 square feet. The kitchen is usually smaller and open to the rest of the apartment. The key to a good studio floor plan is storage space and most of Chicago’s newer luxury studio apartments include a walk-in closet.

CHICAGO CONVERTIBLE APARTMENTS:

When a studio has an additional alcove for bedroom space or even an obviously allocated spot for a bed, it can then be labeled a convertible. When a property offers a convertible layout, it usually means space is larger than a studio and has a separation between the main living area and the sleeping area. This separation can simply be an alcove for the bed, a partial wall, a  separate room with a sliding door, or it can be extra space like a hallway that creates a buffer between the sleeping alcove and kitchen/living area.

Convertibles and junior one-bedrooms are often very similar layouts and the terms are sometimes used interchangeably. Usually, junior one-bedrooms are smaller versions of a property’s one-bedroom floor plan without a bedroom door.  The price-point for a junior one-bedroom tends to be close to a convertible, with studios slightly below that range.

CHICAGO ONE BEDROOM APARTMENTS:

If you’ll need a little more space, standard one-bedrooms in Chicago range from 650-800 square feet. Most one-bedroom floor plans in Chicago feature an open kitchen and living space, with many including a large kitchen island for seating. The one plus den floor plan is usually sought out by those who work from home or would like an additional separated space for guests or dining. Not all one plus den layouts are created equally; most dens are not large enough to be used for guest bedrooms. But that’s why two-bedroom floor plans exist.

Ready to Move? Find Out What It’s Like Living in West Loop, Chicago

April 16, 2018 | By Lauren Bozarth
Reading Time: 7 Minutes

Are you looking for a contemporary spot with character and convenience? Well, look no further.

Living in Chicago’s West Loop, you’ll get all of the above with a unique contrast between old and new. Over the years this neighborhood has evolved from an industrial manufacturing hub to Chicago’s residential hot spot and restaurant haven.

Situated between Ashland Avenue and the Chicago River, the West Loop is saturated with old manufacturing warehouses converted into contemporary lofts, trendy restaurants, and hip new office spaces, offering a new look to Chicago neighborhoods.

While the revitalized urban area is full of energy, the West Loop is far less chaotic than living right downtown.

So you’re interested in learning more about this city’s booming neighborhood? Here’s some insight into all the hype over Chicago’s West Loop.

Safety Measures in the West Loop

With all of the neighborhood’s recent growth, it’s important to note the simultaneous focus on West Loop Chicago safety. The huge wave of people moving to this area has initiated new safety measures

Chicago’s West Loop repeatedly ranks as one of the city’s most walkable neighborhoods. With residential properties, grocery stores, restaurants, and retail shops all so close to each other, getting where you need by foot is a breeze.

However, as a part of a community effort lead by the City of Chicago, the West Loop is adopting new design guidelines to improve pedestrian safety and ease, while preserving the neighborhood’s urban feel. Some of these changes include adding more lighting and reconstructing street corners. The city also wants to develop underutilized public spaces to offer more plazas and streets for people.

Living in the West Loop offers opportunities to get involved with other community members and improve the neighborhood. Neighbors of West Loop, a neighborhood organization, actively promotes local safety efforts. Various members of the organization serve as local Chicago Alternative Policing Strategy (CAPS) coordinators to keep other residents up to speed with public safety alerts and crime patterns in the neighborhood.

Of course, there’s alway safety precautions you can take on your own when living in the West Loop.

If you have a car never leave valuables in your vehicle, and make sure always to lock your doors and roll up the windows. When walking around the neighborhood after hours, it’s smart to stay on well-lit paths, remain attentive to your surroundings, and leave your earbuds at home. You can also check out these apps designed to help keep you safe when walking home at night.

The Bar Scene in the West Loop

West Loop bars offer the ideal spot to unwind and enjoy a drink. The surplus of trendy neighborhood bars boasts sophistication, great happy hours and fantastic patios. When the workday ends, the hustle and bustle of the West Loop does not cease.

Bar Siena is always a crowd favorite. Whether it’s the post-work crowd or the late night owls, the bar scene here is alway happening.  Not only is the menu complete with an extensive beer list and signature drinks, but each food item is made from scratch and served late. The beautiful two-story space, complete with an outdoor patio and impressive furnishings, delivers the perfect atmosphere.

If you’re looking to enjoy an elegant night on the town, enjoy a nice glass of bubbly at RM Champagne Salon. Of course, champagne is not the only item on the menu. This elegant bar also offers a wide selection of beer, wine ,and handcrafted cocktails. The impressive late night menu also offers mouthwatering flatbreads and small plates just in case you find yourself in need of a bite.

One of West Loop’s newest bars, Punch Bowl Social is the place to go if you want to take winding down and letting lose to a whole new level. With crafted beverages, arcades games, and a bowling alley, this is the perfect spot for any adult to forget about work and unleash their inner kid.

Chicago’s Top Restaurants in the West Loop

From top-rated spots to small hidden gems, this neighborhood has it all. Strolling down Randolph Street, referred to as  ‘restaurant row’, you’ll find some of the hottest West Loop Chicago restaurants.

The infamous Girl and the Goat has gained praise from Chicago residents and tourists alike. Executive chef, Stephanie Izard, opened her acclaimed restaurant after winning Bravo’s hit show ‘Top Chef’.

In the restaurant’s eight years of business, Girl and the Goat has received an impressive list of awards and nominations. So it’s no surprise that reservations should be made extra early if you’re trying to secure a dinner spot here.

Au Cheval, another praised West Loop Chicago restaurant located on Randolph Street, has earned its hype thanks to its infamous burger. You need to try this burger for yourself to understand all the hype..

From the prime beef patty to the thick-cut peppered bacon, and the infamous fried egg on top, this burger is pure perfection.

A couple pieces of advice before heading over to Au Cheval:

  1. Don’t show up to the restaurant completely starving
  2. Come prepared with ways to kill some time before your meal

There’s almost always a guaranteed wait at Au Cheval so it doesn’t hurt to plan ahead. Plus, we promise it’ll be worth the wait.

When it’s time to celebrate and splurge for that special occasion, Oriole is the perfect reservation. This fine dining, Michelin-rated restaurant offers much more than a delicious and unique cuisine. The intimate dining room, elegant decor, impeccable service and an extended tasting menu make for an unforgettable dining experience. For 190 dollars per person, you’ll find a meal that really does provide you the bang for your buck.

If you’re on a time crunch in between work, don’t worry because there’s plenty of speedy alternatives. Honeygrow is just one quick and healthy option.

This brand new location right off Lake Street is quickly gaining popularity. The unique restaurant offers customizable stir-fry bowls, salads, cold-pressed juices and a fully honey bar. To save even more time, you can order your meal in advance using the honeygrow app.

The Best Brunch Spots to Hit on the Weekend

The brunch scene may arguably be one of the best parts of living in the West Loop. With some of the greatest menus and patios in the city, a sunny Sunday brunch in this neighborhood is hard to beat.

If your brunch spot comes down to popularity, Federales may be the move. Word of mouth has put this restaurant on the map for brunch.

It’s a combination of breakfast tacos, booze and the incredible patio that has people talking. In fact, Federales’ 15 dollar brunch special gets you a meal and morning cocktail. Just be prepared to wait a little bit for a table on a nice weekend afternoon.

Now if you’re looking for a classy place to impress your weekend visitors, The Madison Bar and Kitchen is the recommendation. With a creative flair to brunch classics and a wide selection of freshly squeezed juice, you can’t go wrong here. Not to mention, the 20 dollars bottomless mimosa bar is always a hit.

The Allis is another fun and fancy brunch option. As a part of the exclusive Soho House, this upscale lounge provides the perfect setting for an indulgent breakfast complete with an expansive art collection and views of Green Street from floor-to-ceiling windows.

If your taste buds are craving some hearty, southern comfort food, Wishbone is the place to check out. After serving breakfast for over 28 years, this classic joint knows what they’re doing; especially when it comes to their famous biscuits and gravy.

Why Living in Lincoln Park is the Right Move

April 9, 2018 | By Lauren Bozarth
Reading Time: 2 Minutes

If you’re drawn to the charm of a neighborhood feel, but not ready to give up the convenience and amenities found downtown, Lincoln Park is your smartest move. Living in Lincoln Park apartments provides the best of both worlds, offering the ideal spot for both location and luxury.

Living in Chicago’s Prime Location

Only a couple miles from Chicago’s “Loop” and minutes away from major highways and public transit, living in Lincoln Park makes for a simple commute no matter where you’re headed. Despite its accessibility, Lincoln Park feels far enough removed from the chaos and congestion often experienced living in the heart of the city.

Strolling through the attractive, lakefront neighborhood, you’ll find endless personality and attractions. Lincoln Park boasts unique, historic walk-ups, towering trees, and sprawling parks. One of the most attention-worthy parks is none other than Lincoln Park, the city’s largest park, and the country’s second most-visited park. Within Lincoln Park, you’ll find a free zoo, conservatory, theatre on the lake, recreational centers and more.

Getting the Best of the City

In addition to unique outdoor space, Lincoln Park offers countless amenities and a vibrant culture that you can’t find in the suburbs. From boutique hotels such as Hotel Lincoln, to premier restaurants like three-Michelin-star rated Alinea, Lincoln Park has earned its bragging rights.

Chicago’s Lincoln Common Project has also increased the value of this already-coveted neighborhood. This 350 million dollar development project is bringing Lincoln Park 57,000 square feet of luxury living, diverse retail, and open space.

Living at ELEVATE Lincoln Park

If you’re drawn to the charm of Lincoln Park, but don’t want an antiquated, run-down apartment, then you’re in luck.

ELEVATE Lincoln Park, 930 W Altged Street, is a brand new building, offering exclusive luxury rentals that you can’t find anywhere else in the area.

Just a few blocks south of the Lincoln Common Project, with a skyline view of downtown, ELEVATE is situated in a premium location. The complex also offers upscale finishes and elegant amenities that include a rooftop fitness center and pool deck, as well as a balcony with almost every unit.

The new luxury residence is also Lincoln Park’s first transit-oriented rental project. With 138 parking spaces and a location close to public transit, getting around is not a concern.

This desirable building in one of Chicago’s favorite neighborhoods opens the door to a new kind of luxury: one full of quality, convenience and ease.

If you’re in the market for a new rental that captures the benefits of both the city and suburbs, old and new, it’s time to consider living in Lincoln Park. You won’t be disappointed.

What is Transferring Apartments, and Can You Do It?

April 2, 2018 | By Luxury Living Chicago Team
Reading Time: 3 Minutes

Whether You’re Upsizing or Downsizing, an Apartment Transfer Might Be Right for You

Moving from one apartment to another in the same building isn’t uncommon. Maybe you want to move from a one-bedroom to a two or three-bedroom apartment for a growing family. Or maybe it’s the opposite — you want to downsize to save money, a roommate is moving out, or you simply don’t need the space anymore.

Whatever your goals are, an apartment transfer can help you achieve them. In this part of our apartment moving tips series, we’ll explore what an apartment transfer is and how to do one — provided they’re permitted by your landlord or property manager.

Important Factors to Consider When Transferring Apartments

  • Talk to your landlord or property manager. Tell them what you’re looking to do, and see what your options are. Apartment buildings in downtown Chicago can fill up fast, so it’s important that you take action when you decide on an apartment transfer.
  • Be prepared for a waiting list. Get your name on it, and see how everything lines up with your current lease terms. Also, keep in touch with the property manager to see where you are in line. If for some reason you decide to not move forward with the transfer, be courteous to others on the waiting list and let the property manager know to remove you.
  • Learn how an apartment transfer would affect your lease. Would you start a new lease? Could your current lease be amended? In some instances, the landlord or property manager might allow you to simply pick up where you left off, but that depends on their policies. Note that your payment history and overall history as a tenant could factor in. Also, you may have to pay a lease transfer fee and sign a lease addendum.
  • Pay attention to the details. If you have a parking space, would it change or stay the same? Would you have to pay an additional security deposit, or would you be entitled to a partial return of your original deposit? These details will depend on the situation.
  • When the time comes, be ready. Start planning your move at least one to two months out. Make your plan, follow our checklist, clean your current apartment, and pack your apartment efficiently. If you’ll need movers, do your research. Secure your movers, confirm dates with your landlord or property manager, and have your things ready to go.
  • Get set up. If you have to create or modify accounts with utility providers, contact them as soon as possible. Typically, they can set start dates for new services and shut-off dates for discontinued services, so everything happens automatically. Confirm with them the week before you move.
  • Make address changes. Contact the local post office and update your address officially. Also, notify your family, friends, and employer of your address change as soon as possible so they can make updates on their end.

Get Ready, Get Set, Move!

We hope this information was useful to you if you’ve been considering an apartment transfer. This concludes our series on apartment moving tips. If you’re looking to move to downtown Chicago, we’d love to help.

Our talented, experienced team is here to help you identify the right apartment for you. We’ll be happy to explain the process in depth and provide some insights on living in downtown Chicago.

Here’s How to Pack Up an Apartment Efficiently for Moving Day

Your Apartment Move Is Just Around the Corner — Are You Ready?

Packing an apartment for moving might seem like a daunting task, but with these tips in our apartment moving series, you’ll be ready to go in no time.

Step 1 — Pack Smarter

  • Start early. Start as early as one month out from your move date. Pack up items that you won’t need till you’re moved. The more you can do now is the less you’ll need to do later.
  • Get rid of everything you don’t need or want. From old furniture that you’ll be replacing to old clothes that can be donated, the less you have to move, the faster it will go. Consider whether you can sell or donate. Options like Facebook Marketplace have made it extremely easy to sell furniture and other items quickly and for a fair price.
  • Group similar items together. Don’t toss everything in your bedroom into one large box. Group books, movies, power cords, clothes together, so you know what’s what. Use ziplock bags to store hardware and tape or secure them to the item.
  • Use original boxes if you have them. Valuable items like TVs and computers come in packaging designed to keep them safe and secure. If you kept these boxes, consider using them to store these items for the move.
  • Use luggage and bins. Fill your laundry hamper with non-delicate items and your suitcases with clothes. This will help you save space on the truck.
  • Supply up. Make a list of essentials you’ll need to get through the move. Packing tape, extra boxes, tape measure, extra screws, cleaning supplies, and more should be on the list.
  • Label and color code. You won’t be able to see the tops of boxes in a truck, so label the sides as well. Label by room and contents. Be as detailed as you want — it will only help. Color code by room, too. Consider some room color-coded labels.
  • Use boxes wisely. A large box filled with heavy stuff is worse than a couple smaller boxes with heavy items — especially since smaller boxes can be loaded onto a dolly. Also, use packing tape (not duct tape) to secure boxes. Don’t do the interlocking fold as it’s not as secure as a taped-shut box.
  • Pack fluids carefully. Use Saran Wrap. Unscrew bottled items like shampoo, cover them with the wrap, then screw the cap back on. This will prevent leaks during the move.
  • Take pictures of electronic setups. When you’re all moved in, you can refer to your photos to see how certain cables were plugged into the back of your TV, computer, etc.
  • Set aside essentials. Keep a bag packed with hygienic items and extra clothes just in case, and put cleaning supplies you’ll need right away in a clear bin so you can identify them.
  • Put boxes in a staging area. This will make it easy for you or your movers to quickly and easily access them on moving day. Remember to group boxes for specific rooms together.
  • Can’t take everything with you? Consider a storage service like Makespace to store items you don’t need now or don’t have room for.

Make Sure You Have These Moving Out Essentials

Be Prepared So Your Move to Downtown Chicago is a Breeze

Moving to downtown Chicago isn’t so hard. It just takes a bit of thoughtful preparation on your part to ensure you have all the bases covered. Our next installment on apartment moving tips will help you navigate some of the more tactical elements of your move. Let’s get started.

What You’ll Need to Move Out Smoothly

Boxes. Obvious, right? Sure, but you might be surprised at how many you’ll need. It’s easy to underestimate because it might look like you don’t have that much stuff — until you start digging through drawers, grouping items into piles, going through your closet, and so on.

Thankfully, you don’t have to pay for boxes. (You could, but free is nice, right?) Finding free supplies is easy — you just have to know where to look. Make sure the boxes you get are sturdy enough to hold heavier belongings.

When you’re done, be sure to break them down and recycle. Or, use them for storage.

Bags. Bags can be incredibly useful when moving. You won’t be hauling heavy stuff in them or piling a truck full of them, but they can be handy for grouping certain items together and storing in bins or boxes. They’ll also be handy for protecting clothing, wrapping dishes and other valuables, or bagging up items for donating or throwing away. All sizes work — from grocery bags to larger kitchen bags.

Padding. Bags alone won’t be enough. You’re going to need some padding to protect furniture surfaces, prevent bigger items from damage in the truck, and more. Some moving companies will provide moving blankets, foam padding, and other items (for free or a modest fee). Otherwise, you can use old blankets, towels, and sheets to wrap up items or to use as padding.

Tools to Tear Down and Set Things Back Up

Every renter and homeowner should have a toolkit at the ready — not only when it comes time to move, but also for every day breaks and fixes. Most multi-piece toolkits will come with everything you need to disassemble furniture, make minor adjustments to appliances and fixtures. Remember to keep your toolkit with you during your move so that you can easily access it when you arrive at your new place.

Power drill. Save yourself some serious time and effort over screwdrivers. Use it to disassemble furniture ahead of moving day and reassemble once the move is done. Make sure you have more than one battery and that all batteries are fully charged on moving day. Also, make sure you have a variety of bits — from Phillips to Allen.

Mallet. Some furniture pieces may use plastic or wooden pegs to keep furniture together. Rather than banging them apart with a hammer and damaging surfaces, use a large rubber mallet to detach pieces held in place with a peg. Mallets are softer than steel and distribute force more evenly across a surface. Make sure to use some thick cushioning between the furniture and the mallet, so you don’t leave a scuff mark (start light, then apply more force as needed).

Tape measure. Don’t leave anything to chance. Make sure you know the dimensions of your furniture and the dimensions of where they’ll be going in your new apartment. Nothing is worse than finding out your 60” bar won’t fit in that 57” alcove on moving day.

Level. A tool that ensures horizontal and vertical surfaces aren’t crooked or skewed. You can pick one up for a few bucks at a local hardware store, or download a level app on your phone (there are quite a few to choose from). Just know that an app relies on your phone’s orientation and may not always give a consistent reading. Plus, dropping a phone is much worse than dropping a level.

Finding a Reputable Moving Company

Moving companies, contracts, and fees can get complicated and costly. Here are some best practices for identifying the right moving company for you — whether you’re moving in the same city or from another state.

Do your research. Find some moving companies in your area, and look them up on consumer sites like the FMCSA, Unpackt, American Moving & Storage Association, the Better Business Bureau, Moving Scam, and Ripoff Report. Be sure to get recommendations from friends and family, too. Narrow down your top three and get estimates from them.

Get an in-home estimate. Have an estimator come to your home, and show them everything. Get a written estimate. If you’re moving from out of state, the mover is required to provide you with a copy of Your Rights and Responsibilities When You Move — a booklet by the Federal Motor Carrier Safety Administration. Jump to the section on estimates for more info on estimates.

Verify the mover you choose. Get their USDOT number and look them up. Make sure they’re incorporated in your state and don’t have excessive consumer complaints. Review the estimates to ensure you understand the costs associated with the move. If you’re unsure about anything or have additional questions, call them and ask. Don’t take anyone’s word for anything.

Make sure you’re covered. Standard movers’ insurance covers $0.60 per pound. If you have an item that weighs 15 pounds but cost $1,000, the movers are only responsible for $9. Research your insurance options and purchase additional coverage as needed.

Stay in contact. Make sure your movers have a final inventory list, your contact information, and directions to your new home. Also get the movers’ contact information so you can reach them during the move.

What’s the Right Rent vs. Salary Ratio for Chicago?

March 12, 2018 | By Luxury Living Chicago Team
Reading Time: 2 Minutes

A Common Question We are Asked is What’s the Right Rent vs. Salary Ratio in Chicago?

If you’re wondering how much rent you can afford in downtown Chicago, we’re here to help.

Income Qualifications:

When looking for a new apartment in downtown Chicago, there are a few factors that most landlords or property management companies consider when approving you for an apartment. Most of them require tenants to earn at least three times the monthly rent in gross income to qualify for that apartment. For example, if you wanted to rent a $2,000 jr one-bedroom apartment, you would need to earn at least $6,000 per month. You’ll need proof of your earnings which can be done by showing a monthly pay stub. Don’t worry, if you are starting a new job, an offer letter will do too!

The 33% Rule:

Our brokers and leasing agents advise our clients to not spend more than 33% of their monthly income on rental housing. It’s okay to stretch a little bit here or there, but that percentage is a very good base to start from. If you have any further questions on what you can afford, our brokers would be happy to help you figure out your price point!

Base Rent + Utilities + Parking = The Whole Picture:

It is important to understand all of the monthly fees you will be responsible for in addition to the base monthly rent. These expenses add to your bottom line housing budget and include utilities, parking, pet rent, and security deposits. We recommend using a free online budgeting tool, such as Mint.com, to help keep track of monthly expenses. When you work with the Luxury Living Chicago Realty team, we help you put together a comprehensive picture, so you know what you will be spending on housing each month.

How to Downsize Your Home to Move to Chicago Apartments

September 19, 2017 | By Amy Galvin
Reading Time: 3 Minutes

Thinking about making the move to downtown Chicago apartments, but wondering how to downsize your home? We encounter this situation regularly with our clients who are ready to leave their single-family home and experience downtown apartment living.

Oftentimes, these clients are pretty taken aback when they first set out to tour luxury Chicago apartments. The average square footage of downtown Chicago apartments and living spaces are much smaller than a house. Our clients typically wonder where they will place their formal dining room table, grand piano, or their original master bedroom set.

The answer to that question is: nowhere.

Modern Chicago apartments of today are not set up for the traditional lifestyle of single-family home living. If you think you’re going to bring all of the belongings that fit into every nook of your 3,000 square foot home with a basement, it’s just not possible.

Tips For Downsizing For a Move

Don’t be discouraged. It’s all about mindset. We have a few recommendations to help you downsize your home so you can live in a downtown Chicago apartment.

Be Prepared to Buy New Furniture

Yes, you’re likely going to need to invest in some new furniture for your new digs. Your giant sectional couch is not going to fit in the new living space. Look at it this way, downsizing offers a chance to change to a more minimal style and mix up interior colors and design. Your new Chicago apartment should be viewed as a fresh start and not an extension of your old home.

Streamline Your Belongings

The most difficult part of downsizing is deciding what to get rid of. However, look at it as an opportunity to start fresh. Consider why you are moving and what you want from your new surroundings. Then keep your household items that help you achieve that vision. If you’re moving downtown to have access to all of the great restaurants in the city, perhaps you don’t need to bring all of your kitchen gadgets you haven’t used in years.

Divide your belongings up and think about what you can pass down to other family members, donate to organizations in need, put in storage for safekeeping, sell on Facebook marketplace, or completely toss.

You can take photos of the objects to help keep you organized during this process. This can also make letting go a little easier as you can make the photos a keepsake.

Of course, leave room to take the essentials with you.

Ask for Help

Ask a family member, friend or professional to help you decide what to keep and what to toss. It’s easy to get carried away and begin to place everything in the “keep” pile. An objective, unbiased opinion is helpful for streamlining your belongings.

Hiring a professional organizer can help you clear out your old belongings, make room for transitional items, and come up with a plan for organizing belongings in your new home.

Adopt a Minimalist Mentality

Downsizing to a smaller home calls for the opportunity to adopt a minimalist mindset with your possessions, especially your wardrobe. Keep seasonality in mind and store unnecessary clothing in storage bins under the bed. Swap out clothing during different times of the year. As for the clothing you have it’s important to maximize storage space in a downtown Chicago apartment by limiting the amount of clothing items you would need for a month of travel.

Do your best to come to your new Chicago apartment with a clean slate. However, there are always items you may think you will want and/or need that will ultimately come with you. When living in a small space, excess possessions will quickly reveal themselves and you’ll know exactly what to remove after some time spent in your new home.

If you’re curious about making the move to a Chicago apartment you should speak with one of our real estate team members today! They can help understand your needs and help streamline the apartment search process.
