To ensure the smoothest living experience, there are some important things to know before renting an apartment, especially if you’re a first-time renter.

We’ve compiled a list of crucial pointers based on common questions to help you feel prepared before signing an apartment lease.

1. How Much to Save Before Moving

Prior to starting the apartment hunt, make sure your bank account is as prepared for the move as you are. While the amount of savings needed varies from person to person, you want to ensure you have a nice safety net. 

Capital One suggests that folks should have three times their monthly income set aside when they plan on moving. To help you determine your budget, there are a few significant factors to consider.

Many apartments require prospective tenants to pay the first month’s rent along with a security deposit (often the same amount as monthly rent) before getting the keys. So, let’s say your max monthly rent budget is $1,500, then you want to have at least $3,000 cash set aside for rent.

Then you’ll need to consider whether you’re renting a fully furnished, partly furnished, or completely empty place. Because that will also influence how much extra funds you’ll need to spruce up your space and ensure it’s livable. While the cost to furnish an apartment can greatly vary depending on the tenant’s taste, the size of the space, and other factors, estimates suggest that it costs between $3,000 and $5,000 to furnish an apartment from scratch.

Also, don’t forget about common utilities owed within the first month.

2. Deciding Whether to Live Alone or With a Roommate

Sharing your apartment with a roommate comes with pros and cons. Let’s start with the perks.

From a savings standpoint, living with a roommate will likely reduce your monthly costs. Not only will you and your roommate divide the rent, but you will also split other regular apartment utilities, such as electricity and Internet.

If you are a social creature or someone new to the city looking for friends, a roommate could be a nice opportunity for more social connection. If you have a positive roommate dynamic, that means you have a built-in-buddy to hang with and likely make your living experience more enjoyable. 

Now, let’s also look at the potential disadvantages of living with another person.

The reality is when you have someone else in your space, you have to be more considerate of your living habits. That may mean keeping the common areas tidier, keeping your music down, or having people over less often.

There is also a chance you and your roommate may clash when it comes to living standards or ideals. However, this is one of the reasons it’s pretty important to set expectations and have clear communication before cohabitating with someone else.

3. Finding Out About the Parking Situation

While Chicago is known for its excellent public transportation, if you have a car, you will need to consider parking options as you browse apartments.

Finding a building that includes parking will provide you with an extra layer of safety and convenience.

Parking options depend on the location, price, and amenities associated with apartments, but these are common options:

  • Covered parking: This situation is ideal, especially for those who don’t like dealing with bad weather. It can help keep your car and its belongings protected. Parking garages often have extra safety measures, like attendants or surveillance cameras.
  • Parking lot: If you’re okay with your vehicle being exposed to the winter elements, this option may be cheaper than covered parking. 
  • Street parking: While some streets near apartments offer permit parking, keep in mind that this type of parking is the least convenient option but likely the cheapest.

4. Which Bills Do You Pay

As a tenant, there are some costs you cover and some that fall on your landlord or management company.

Let’s examine the common renter costs:

  • Rent: Every month, renters must pay the landlord the agreed-upon rental fee.
  • Utilities: Typical utilities that renters shoulder include electricity and gas.
  • Internet and cable: While some apartments offer bundled deals that include these costs, renters are often up to setting up and paying for both.
  • Renters’ insurance: The state of Illinois and the city of Chicago do not require renters insurance; however, a landlord may require this in their lease agreement. This is also a recommended insurance for renters to have.
  • Move-in fees: These will be included in the lease agreement, so make sure you know what these costs entail before signing.
  • Parking: This is typically an additional expense that falls on the renter if they choose to purchase a parking space.

5. How to Spot Rental Scams

Typically if a rental deal sounds too good to be true, it probably is. If you’re looking at an apartment that is suspiciously lower than surrounding or similar units, that is not a great sign.

Also, if the person listing the property won’t meet you in person or wants you to move in immediately without ever seeing the property, that should also make you weary. It’s a bad sign if they ask for rent or a security deposit before signing a lease.

Additionally, don’t move forward if there’s no tenant screening process or you’re asked to sign an incomplete lease.

To avoid being scammed and losing money, always make sure to see the property in person and read through the lease before signing. Also, having an experienced and licensed broker can help ensure you’re not put in a risky situation.

6. How to Get Renters Insurance

As mentioned above, while renters insurance is not legally obligated in Chicago, many landlords require this insurance. Even if they don’t, having this type of insurance policy is wise. It is designed to protect tenants from financial loss due to unexpected events like theft, fire, or water damage.

Renters’ insurance provides coverage for personal property, liability protection, and additional living expenses. 

There are quite a few avenues to obtain renters insurance. Many popular insurance agencies will bundle renters insurance to make your life and payments more streamlined.

Before choosing your policy and provider, determine your coverage needs and compare different quotes. In Chicago, the average cost of renters insurance is $124 per year or $10 monthly, with Lemonade and State Farm being the most affordable options in the city.

7. What to Look for in an Apartment Lease

Before signing your name on the dotted lines, examining your apartment lease thoroughly is important.

Common terms in this document include the lease term, monthly rent, security deposit, maintenance, and pet policy.

Be on the lookout for an early termination clause, which can result in fees or penalties if the renter ends the lease early. Also, keep your eyes peeled for automatic renewal, which means the lease will renew for another term if proper notice isn’t given.

For this reason, when it comes to luxury apartments in and around the city, design is increasingly considered an asset for renters. No matter the reason for wanting to add a ‘plus one’ to your rental application, who you live with is an important decision as you navigate the renting process.

Step 1: Consider your needs

Before even starting the roommate search, it’s important to take a step back and think about what’s important to you in who you live with. Do you care about cleanliness? Would this person ideally have a work schedule that’s complimentary to yours? What budget do you need to stay in for rent? All of these considerations will shape how you approach the search process, and it’s best to know your nonnegotiables ahead of time.

As you approach the roommate search, think about any existing networks you have in Chicagoland, such as:

Generally speaking, finance experts recommend that no more than 33% of income should be allocated towards this line item – and since that might look different for both of you, it’s important to align on a compromise that works for both budgets.

Step 4: Set ground rules

After finding a place using shared financial guidelines, it might be worth taking a moment to set some house rules around cleaning, communication, visitors and working from home. Will both of you work from home – and if so, where? When are visitors allowed and not allowed? How Much Would It Cost to Move to Chicago?

Moving to a new city is a big step, both for your life and for your budget. In addition to adjusting your cost of living, you’ll also need to factor in the cost of moving into your relocation expenses.

The price tag of moving varies, of course, with a few factors such as distance, number of people moving, amount of stuff and size of the place you’re renting. As the country mobilized and moved during the pandemic, moving costs have increased regardless of the type of move.

It’s worth noting, though, that moving for work can be a different financial story: in this case, your company often covers some or most of these expenses. Be sure to check with your employer before beginning the process!

Local Moving

If you’re moving locally, it’s worth considering enlisting the help of family or friends to offset the cost of a local move. Sometimes, though, the help of movers is needed: in this case, the average cost is $800 to $2,500. With that in mind, you might opt for movers per-hour rather than per day, which hovers around $25-$50 per mover, per hour, bringing costs down.

Long-Distance Moving

Depending on where you’re moving from, you might need the help of a long-distance moving company (long distance is defined as 100 miles or more, but depends on the moving company). The average cost of this service ranges from $2,200 and $5,700, but certainly shrinks with shorter distance and less stuff.

Professional Packing

Some moving situations necessitate help at every stage of the moving journey, including packing. For renters splurging on help with packing and moving, the cost can run closer to $2,300.

Cars

Some renters opt for having their car moved for them, which can help preserve your car’s value by keeping mileage low – this can also be a trade-off expense if you rent a U-Haul truck in order to drive your stuff yourself. This option will set you back about $1,000 per vehicle.

Moving Materials

An often-overlooked cost of moving is the boxes (and boxes and boxes and boxes!). An apartment moving kit from Home Depot includes boxes, wrapping paper and tape, and will likely be enough for one smaller living space and one person.

The Apartment Hunting Timeline

When you’re starting to look for an apartment, it’s essential to keep a timeline in mind so that you can keep track of your moving objectives and stay on schedule.

For most people, the real hunting begins between 30 and 60 days before your future move in date.

However, we recommend starting the process even earlier, between 90 and 60 days before your future move in date to give you time to fully prepare. 

60-90 Days Out

In the 90 day window before you move, start with a general search of apartments online and start making considerations for what you want in your next home.

You can take this time to leisurely look at listings and formulate your standards and criteria for your personal search.

Once you enter the window of one to two months outside of your move-in date, it’s time to really begin the hunt.

  • Don’t touch anything without asking. Since you have not leased the apartment yet, it’s not yours. As you look around, refrain from getting your hands on stuff.

The CTA

Chicago has a robust public transportation system known as the CTA.

These train and bus lines run all over the city and converge downtown around the Loop. The CTA is affordable, convenient, and a great way to navigate the city! Snag a Ventra card when you’re in town and enjoy the benefits of exploring Chicago on the CTA.

If you find yourself wanting to check out the suburbs, the Metra is also a great option to take you outside of the city.

Driving

If you move here with a car, you’re in luck! Chicago is a very drivable city with parking options available.

Although there is no shortage of traffic, it is still manageable to have a car in the city.

Whether you have your own bicycle or rent using the Divvy system, biking is another practical option for getting around Chicago.

Is Chicago really that cold? This is a question we often get. In short, yes, the Windy City is as cold as you hear. If you’re relocating to Chicago you may not be used to the cold weather this winter. 

Is Chicago Really That Cold?

Here are a few tips for preparing yourself (and your living space) for the chilly season:

  1. Invest in proper attire. If you’re coming from a warm-weather spot, it’s crucial to have winter gear for your time in Chicago. This involves a great winter coat. The longer, the better too. We recommend finding a hooded parka that hits your knee (at least). You also want to ensure your wardrobe includes hats, gloves, boots, and warm socks. 
  2. Find walkable boots. While warm boots are a must, hunting down boots with good traction is equally important. During the winter, Chicago streets and sidewalks can get icy, and you want to protect yourself from slipping- especially if you plan on walking frequently.
  3. Layering is key. While the outdoors are frigid, most indoor spots have the heat cranked up during the winter months. Wearing layers allow you to stay comfortable in and out of fluctuating temperatures.
  4. Enjoy indoor activities and attractions. The cold is nothing new to Chicagoans, and it sure doesn’t keep people from getting out and being social. During the winter, people spend extra time dining out, visiting museums, shopping indoors, or checking out the conservatories. While some days may call for a movie night in, don’t let the frigid temps keep you from exploring all that this city has to offer in the winter.
  5. Take advantage of virtual offerings. The world of Zoom and video conferencing has allowed folks to participate in a plethora of activities without having to step outside their home. Consider workout classes or hangouts from the comfort of your own home when the weather is really bad.
  6. Get cozy. The best way to make the most of the cold is to ensure you and your space feel comfortable. Light candles throughout your home, pour yourself a warm beverage, snuggle up under a warm blanket, and turn on your favorite movie.
  7. Have a good perspective. There is no denying Chicago winters are rough, but Chicago summers make it all worth it. Remind yourself that the cold passes, and summer is right around the corner!

Whether you’re moving a state away or across the country, it’s critical to establish your “non-negotiables” and “wish list” before hunting for the perfect property. Figuring out these at the start will help direct your search.

Research is another great way to prepare yourself when relocating. Look to online resources (like this blog) to gain some insight into the city you’re about to call home. Check out the different neighborhoods, public transportation, dining, and anything else relevant to you. It’s crazy what you can learn about a place without even stepping foot in it.

Moving Alone

If you’re flying solo to Chicago, no worries. This vibrant city makes an excellent place to meet new people.

While the summers are dreamy, the winters warrant a bit more time bundled up inside. Be sure you have appropriate attire to brave this chilly season.

Even though few Chicagoans claim winter as their favorite season, most will agree that this severe season makes the warm weather even more magnificent.

Since Chicago lies on Lake Michigan, note that the wind can get pretty intense, too, especially near the shore.

But, don’t be too scared off of Chicago’s cold temps. The winters in the city can be pretty fun, especially during around the holidays, with lots of seasonal markets, ice skating rinks, and musical acts to go check out.

Transportation

Public transportation is quite impressive in the Windy City. Chicago Transport Authority offers numerous busses and railcars. All of the routes make it incredibly easy to get around the city without a car.

If you are on the fence about taking a vehicle with you, consider going without one initially. See for yourself. If you live downtown, city driving can get a bit stressful. Unique Things To Do

Chicago’s places to see and things to do may be one of the city’s top-selling points. This metropolis truly offers it all, making it impossible to get bored.

The waterfront attracts many people, especially during the summertime. From the various beaches and boating to the infamous Navy Pier, it’s worth spending time on Lake Michigan. Navy Pier is incredibly unique. Here you can enjoy fireworks, rides, a theatre, various restaurants, and more. It’s even home to the country’s largest outdoor bar.

Many locals and tourists alike appreciate the beautiful Chicago River. You can take an architecture cruise along this body of water, or walk along the river and enjoy a drink and meal.

Millennium Park is another must-see Chicago attraction. This outdoor space located in the heart of the city boasts a 3.5-acre garden, expansive amphitheater, indoor theatre, the infamous “Bean,” monuments, and more. The park also hosts plenty of concerts, exhibitions, and events when the weather permits.

Chicago’s eclectic museums make the perfect place to pass the time when the weather isn’t so lovely. The Field Museum, Chicago History Museum, the Art Institute of Chicago, and Adler Planetarium are only a few top favorites.

The Windy City boasts a wide array of apartment options – from penthouses to convertibles. Narrowing down your dream home may feel overwhelming, but we want to help you find the spot that best suits you.

The Luxury Living Chicago Realty team is here to help. If you’re looking to move to an apartment in Chicago, these are the different types of apartments to consider:

High Rises

Their extreme height and incredible views characterize high-rise apartments. According to the National Fire Protection Association, a high rise is typically defined as an apartment building with seven or more stories. 

While you can find high-rise apartments throughout the different Chicago neighborhoods, they are generally heavily concentrated the more downtown you are. Many of the apartments in “the Loop” and surrounding areas, like River North and South Loop, feature plenty of high-rise options.

Since high rises are often situated in a central location, they offer residents the ultimate convenience. Many are steps away from anything one may need— including restaurants, retail and attractions. This is undoubtedly the case with many downtown Chicago high rises.

People looking for amazing views are often drawn to high rises. Many of the Chicago high-rise apartments boast stellar sites of Lake Michigan, the Chicago River and the Windy City Skyline.

While there are plenty of perks with high-rise living, living high up may come with disadvantages. The main con is that it takes longer and may be more challenging to get up to your unit. Moving into an apartment on a high floor also isn’t the easiest task in the world.

Penthouses

Penthouse units offer ultimate luxury living. They are typically known as the best unit in an apartment or condominium building. 

They provide premier views and ample space. Typically these apartments feature vaulted ceilings and floor-to-ceiling windows. People also appreciate penthouses for the extra privacy and elevated status.

While odds are, nobody would mind penthouse living, this kind of top-notch living comes at a steep price. According to Realtor, penthouse apartments are usually 5-15% more expensive than other units in the same building.

If the penthouse is located in a building with rooftop amenities, such as a pool or gym, residents may notice more noise from above. This is something house hunters want to figure out before signing a lease.

Another challenge with penthouses is the supply shortage. Since there are only a few penthouses per building, they are more of a rarity. Though with the right agent, you can find the best options in the Chicago area.

Lofts

Loft-style apartments are prevalent in urban buildings. These buildings were often industrial warehouses or old spaces that have now been converted into modern residential living.

Loft apartments are known for their tall ceilings and exposed pipes, beams and brick walls. These units are often pretty spacious, especially with their open-concept layouts.

Many people find themselves interested in lofts for their unique charm and character. Over the years, they have become a very trendy living option.

The West Loop is home to some of the best loft living in Chicago. This neighborhood’s transformation from a meatpacking district to a hip spot to live in explains how the loft trend came to be. Many of the old warehouses and manufacturing buildings have been transformed to luxury lofts.

While lofts make a cool living option, they do have their own setbacks to take into consideration.

Because of their specific layout, many lack traditional storage space, including closets and rows of kitchen cabinets. While this is often the case, some people see this as an opportunity to customize their storage solutions.

One Bedroom Plus Den Apartments

This type of apartment unit has become increasingly popular. They are particularly ideal for those who don’t need two full-size bedrooms but still may need a little extra space.

A one-bedroom plus den apartment guarantees more room than a traditional apartment. While a den isn’t large enough to constitute a full bedroom, this extra space can be a multipurpose space to accommodate your lifestyle. It may serve as a storage room, an office, a workout room, a nursery or all of the above.

So why wouldn’t someone just purchase a two-bedroom if they want an extra room? Well, these apartments give residents more space at a cheaper cost than a two-bedroom unit. 

Convertibles

A convertible apartment is an intermediate floorplan between a studio and a one-bedroom apartment. When a studio has an additional nook for bedroom space or even an obviously allocated spot for a bed, it can then be labeled a convertible. 

This type of space is generally larger than a studio and has a separation between the main living area and the sleeping area. This separation can simply be an alcove for the bed, a partial wall, a separate room with a sliding door, or it can be extra space like a hallway that creates a buffer between the sleeping alcove and kitchen/living area.

Convertibles and junior one-bedrooms are often very similar layouts, and the terms are sometimes used interchangeably. Usually, junior one-bedrooms are smaller versions of a property’s one-bedroom floor plan without a bedroom door. The price-point for a junior one-bedroom tends to be close to a convertible, with studios slightly below that range.

This is an excellent apartment option for someone who doesn’t need a ton of space but still needs more than a studio.

Today, we’re talking about timing your apartment search.

When is the Best Time to Move in Chicago?

The really simple answer to this question is…

When do you need to move?

Are you relocating to Chicago for work and need to be settled into your new apartment before your first day of work? Or, is your lease coming up at your current apartment and you want to have a few days to move out and transition to your next apartment?

Nailing down a “move-by” date (a day you absolutely must move in) is important because apartment availability changes daily. This is especially true during the spring and summer months, which are peak apartment hunting seasons in Chicago.

Have an ideal move date, but give yourself a little cushion. This will open up your apartment options because not every apartment will be available on the first of the month.

When should you look for a new Chicago apartment?

After you determine your move-by date, it’s time to start preparing to shop for apartments. We know from our Chicago renter data, our clients, on average, go out and look for an apartment 36 days before their move date. We have found the sweet spot for touring apartments to be 30-60 days before the move date. At this time properties will have updated pricing and availability for a move-in that will occur during that time frame.

Is there a good time of year to move to Chicago?

As we mentioned above, spring and summer are peak times to look for a Chicago apartment. Due to this demand, at this time of year, you’ll find the highest pricing.

While moving to Chicago in the winter can be challenging to navigate because of the cold and snow, if you are looking to capitalize on slightly lower pricing, then this is a great time to start a lease. Our data shows rent prices in Chicago in the winter months can be $100-$200 lower. That definitely adds up over the year!

5 Companies Headquartered in Chicago

There are thousands of new Chicago apartments coming to market again this year, which begs the question- who exactly will be renting all of these luxury apartments? Many large, successful companies around the country are choosing to expand or relocate their headquarters in cities over suburbs and that trend has had a big impact in Chicago. In 2018, the Fortune 500 list included 37 companies based in Illinois, many of which have headquarters in the city. Let’s take a closer look at 5 of the companies headquartered in Chicago:

Boeing

100 North Riverside, Chicago, IL 60606

When talking about some of the top Chicago based companies, you can’t forget about Boeing. Ranked at number 28 on the Fortune 500 last year, the Boeing International Headquarters are next to Ogilvie Transportation Center, just west of the Chicago River. The company moved from Seattle to Chicago in 2001 and has operations around the world.

McDonald’s

1035 W Randolph Street, Chicago, IL 60607

McDonald’s kept the city on its toes over the last few years with their plans of moving back downtown. After 47 years in Oak Brook, the company briefly intended to lease space in Prudential Plaza in 2015 and then decided to build a headquarters in Chicago’s West Loop neighborhood on the former Harpo Studios campus. The office opened in June last year with about 2,000 employees based there, plus the company’s flagship Hamburger University location.

United Continental Holdings

233 S. Wacker Drive, Chicago, IL 60606

The City of Chicago offered United two phases of incentives in 2007 and 2010 to relocate its headquarters from Elk Grove township to downtown. Today, over 2,500 employees work out of the corporate headquarters and operation center in the Willis Tower. There have recently been reports of United considering a new headquarters elsewhere in the city, but nothing has been confirmed yet.

Mondelez International

905 W. Fulton Market, Chicago IL 60603

Mondelez recently made headlines for leasing a new building in Fulton Market and relocating downtown from Deerfield. The maker of popular snacks such as Oreo, Ritz, and Triscuits signed a 15-year lease with plans to move in 2020, just blocks away from McDonald’s and Google’s headquarters in the evolving neighborhood.

Conagra Brands

222 W. Merchandise Mart Plaza, Chicago IL 60654

Another one of the top companies based in Chicago, Conagra Brands, moved into River North‘s Merchandise Mart in 2016 from Omaha, Nebraska. The food giant also relocated employees from their Naperville offices downtown to bring everyone under one roof, featuring a modern, open floor plan.

What are the Best Neighborhoods in Chicago for Young Professionals?

While the boundaries of downtown Chicago are open to interpretation, at Luxury Living Chicago, we define 6 Chicago neighborhoods as the “downtown core.” These seven neighborhoods are closest to the city’s central business district within the Loop. They also have the most full-amenity, high-rise buildings for renters to choose from. Consequently, these are the 6 best neighborhoods in Chicago for young professionals to rent.

River North

River North is one of the largest downtown neighborhoods. West of Michigan Avenue to LaSalle Street you’ll find Chicago’s famous shopping, world-class dining, and nightlife. From LaSalle to the River you’ll find quiet streets, parks, boutiques and trendy restaurants. River North is also home to the gallery, design and apparel district, featuring the Merchandise Mart.

Must Visit Spot: The Chicago River Walk

Good to Know: There are a lot of bars and late-night spots in River North. Certain areas can be loud and boisterous at night because of the social scene.

New River North Apartments: On the East end of the Chicago River, Wolf Point East is a River North apartment building with unparalleled views of the river and city at 313 W Wolf Point Plaza.

What is a Flat?

A flat is a single story living area with a group of rooms connected to others by a common area in a building with other similar residences. This term is commonly used in the UK, although various other areas in the world use this term with a bit different meaning behind it.

Flat vs. Apartment

The terms “flat” and “apartment” are used differently depending on which area of the world you live in. 

In the UK, one’s primary residence is typically called a flat, while their secondary residence may be called an apartment. In the US, any residence is called an apartment, no matter if it’s a primary or secondary home, studio or 1-bed. In the UK, flats are a single story, while apartments contain more than one level. In the US, the term apartment is typically used for living spaces of various different sizes, prices, and quality.

Both flat and apartment also give off different status levels in both the US and the UK. The UK considers apartments to be more of an upscale, luxurious version of a flat, whereas the US is the opposite. The term flat is not used as frequently in the US but when it is, it shares the same upscale and luxurious feeling of the UK’s apartment.

In some other parts of the world, a flat is a unit where its original purpose wasn’t for living, while an apartment’s original purpose was for living. Flats are also considered to have more character, while apartments are considered to be the newer, more cookie cutter version of living. In various cities, flats may also be considered of lesser quality.

How Rent Prices Differ Across Locales

When looking at how rent prices differ across the world, there are some similarities and differences depending on the cities’ size and popularity. 

When looking at the rent prices for 1-bedrooms in the US, rent prices for major cities remain in roughly the same ballpark with the rest of the world. When living in New York City, you could expect to pay upwards of $3,500 for 1-bedroom rent. Across the other side of the country in San Francisco, you can expect a very similar rent price of $3,300 for a 1-bedroom. In Los Angeles and Washington DC, 1-bedroom apartments usually are in the $2,000 range, and 1-bedroom rent prices in Chicago hover around $1,700.

Across the world, rent prices in some of the major cities can vary depending on which cities and countries you are living in. In Hong Kong, you can expect to pay $2,800 in monthly rent for a 1-bedroom apartment. In Zurich and Geneva, 1-bedroom rent prices are roughly $2,300. $2,000 gets you a 1-bedroom in Singapore, Tokyo, Sydney, Dubai, and Shanghai. In Paris and London, $1,700 is the average 1-bed rent price. In Vancouver and Frankfurt, rent prices hover around $1,400 for a 1-bedroom apartment.

As one of the country’s largest cities, it’s no surprise that many large, successful companies have chosen the Windy City as their headquarters. Over the past few years, Chicago has seen an influx of Fortune 500 companies choosing to expand or relocate their headquarters to the city.

This trend has also brought many employees in need of housing to the downtown Chicago area.

Let’s take a closer look at ten Chicago based companies and learn what they are doing during COVID-19.

West Loop/Fulton Market

Boeing

Ranked at number 40 on the Fortune 500 list, the Boeing International Headquarters are next to Ogilvie Transportation Center, just west of the Chicago River. The company moved from Seattle to Chicago in 2001 and has operations around the world. Due to the pandemic, Boeing has had to cut back airplane production, eliminating thousands of jobs. However, their headquarters remain open and enforcing safety guidelines.

McDonald’s

The City of Chicago offered United two phases of incentives in 2007 and 2010 to relocate its headquarters from Elk Grove township to downtown. Today, over 2,500 employees work out of the corporate headquarters and operation center in the Willis Tower. However, the pandemic is forcing the aviation company to cut management jobs, many employed at the Chicago headquarters.

The third-largest food and beverage company moved one of its headquarters from north suburban Northfield to downtown Chicago in 2016. Since March of this year, Kraft Heinz has asked employees to work from home, except for those who cannot perform their roles remotely. International and domestic travel has also been restricted.

This large shareholder-owned insurance business has been headquartered in Chicago, along the infamous Magnificent Mile, for over ten years. Since the shelter in place, many of Old Republic’s employees are continuing to work remotely. Only employees essential to business operations are cautiously working in their corporate offices.

In the summer, make sure to grab a hotdog and beer at a Cubs game in Wrigley Field or go explore the Lincoln Park Zoo with friends and family. 

Chicago’s architecture is known worldwide – and there’s nothing like seeing it from all three branches of the Chicago River. That’s why you have to take an Architecture Boat Tour to see some of the most famous Chicago landmarks.Rooftop bars are big in Chicago because of all the incredible city views, so it’s no question that you have to soak in the views at Cindy’s on a Saturday night.

San Francisco continually ranks as one of the most expensive cities to live in America.

For starters, making a move from San Francisco and Chicago would mean a lower cost of living. You will quickly find that your money will stretch much further in the Wind City.

Do I Really Need a Car in Downtown Chicago?

Immediately after accepting a job, I began making plans for moving to Chicago. The first step of the process was selling my car. My parents questioned my seemingly rash decision. They had some valid arguments: I had just finished paying it off, my trips home wouldn’t be as frequent, and grocery shopping could be tough. But I sold my trusty Honda and moved to the big city.

Owning a car in Chicago is expensive; rental buildings will charge anywhere from $150-$300 each month for a spot. Unless you must drive to work every day, that is an unnecessary cost. Some grumpy Chicagoans may disagree with me, but I believe we have a solid public transportation system. I love taking the L and the bus, especially now that the gruesome Ventra transition is in the past and all of our passes work seamlessly.

One of the biggest trends in Chicago’s development pipeline is the rise of transit-oriented developments, TODs. These new properties must be within 1,320 feet of a train station or 2,640 feet from a designated pedestrian street and provide less parking spaces than the number of units being built.

Even for those not living in designated TODs, getting around Chicago has only gotten easier in recent years thanks to the introduction of Divvy and Uber. An expansion in 2015 brought Divvy’s reach to 469 stations and 4,760 bikes- making it the largest bike-share program in North America. Divvy is an affordable option for active Chicagoans; it’s pretty nice to pick up a bike at a station by your apartment, and then lock it up at another station by your work. No need to worry about keeping your bike safe or having to haul it upstairs.

Transportation Around Chicago

Hands down, my personal favorite mode of transportation is Uber. Sure, biking is great. But what’s better than being picked up at your front door and dropped off at your destination, without having to fumble with cash or credit cards? Just download the free app, request a car (UberX, Taxi, Black Car, or SUV), get a notification when the driver arrives, and be on your merry way. Uber has recently added the Pool option, where ride rates are even lower if you’re willing to share your ride with someone else going in the same direction. Other companies now have a large presence in the city as well, like Lyft, Sidecar, and Curb.

We can’t forget one more excellent option that is popular across the country- car-sharing programs. Chicago now has a variety of options with Zipcar, Enterprise CarShare, and Maven (a new program from GM and the Magellan development team). This is the perfect solution to big grocery store hauls. Many rental buildings have designated spots in their garage, but if not, a car-share solution is guaranteed to be a block away.

If you’re relocating to Chicago, welcome to our beautiful city! Don’t worry about leaving your car behind; we have plenty of ways to get around. Spend that monthly parking fee on the finer things in life, like deep-dish pizza. I promise that you can never have too much Chicago style deep-dish pizza.

Whoa, there. It’s important to understand that just because you’ve fallen in love with a new place — in the same building or an entirely new apartment — doesn’t mean you should move without some thoughtful preparation.

You did your research to find your new apartment, right? You considered the location, amenities, features, and rent. So why wouldn’t you give some thought to how you’ll actually move?

Moving isn’t easy. It always costs money, and it always takes time. So, it should take some effective planning to ensure you’re making the most of both. Use the tips below to get started.

 

Make A Checklist — and Follow It

Imagine it. Moving day is here, and you’ve done all that you thought you were supposed to do. You boxed up your apartment. You’ve eaten up the food that can’t be moved. The movers are here, and they’re loading up your belongings.

That was easy, right? Yes, but easy doesn’t always mean smart.

Turns out you forgot to set up a forward with the post office, so the bills, subscriptions, or deliveries you didn’t think of won’t be going to your new place. The person moving into your old apartment is about to get your monthly box of goodies.

Also, you didn’t backup important files on your computer, and it’s about to come out of its box in pieces (thanks to the movers you didn’t research because you picked a company last minute).

You could have avoided all this during your apartment move with a simple apartment moving checklist. One that staggers tasks out over time, so you’re not overloaded or waiting until the last minute.

 

You Wouldn’t Want to Move Into a Messy Apartment, So Don’t Leave One Behind

Treat others as you’d want to be treated, right? This applies when the time comes to move to a new apartment. Just because moving may be hard on you doesn’t mean it isn’t hard on others.

You, your friends, or your movers are about to sweat. A lot. A lot people from different companies — utilities, services, etc. — will be performing important transfers and setups to ensure your new apartment isn’t too hot or too cold, and that the lights can be turned on when you get there.

So when you’re moving to a new apartment, remember to think about the person moving into your old apartment after you. Clean, clean, clean. You want your new home to be spotless when you move in, so leave a spotless home behind.

If your lifestyle or work keeps you busy, consider hiring a professional cleaning service during the week before you move. Otherwise, bust out the cleaner, roll up your sleeves and get to it.

The cleanliness of your apartment could have an impact on the deposit you get back.

If you live in a downtown Chicago high-rise apartment building, we recommend checking with your property manager or landlord to see what is required of you before you move out. They’ll be able to tell you what you are responsible for upon leaving the apartment, especially since most professionally managed buildings handle the cleaning of an apartment upon move-out. You might be thinking, “What can my landlord charge me for?”

First, review your apartment lease. It likely specified what your obligations are to get your security deposit back. You may be responsible for returning walls you painted back to white, filling in any nail holes and so on — if you don’t, you could be charged. Things like faded carpet, age-worn appliances (not damaged due to misuse) and worn-out blinds are considered normal wear and tear.

Your landlord or property manager may have had you record the condition of a property before you moved in. Take photos when you do — and during your lease. When you move out of the apartment, you may have to provide a similar account of its condition. If your landlord attempts to charge you for something that you can prove was normal wear and tear, you’ll be glad you took those photos.

And remember, there are laws around what landlords can and cannot do with security deposits. Depending on where you live, if you don’t receive your full security deposit back without a written explanation of what was deducted, you may be able to take legal action if the deposit was large enough. In Chicago, it has become more common to be charged a move-in fee versus a security deposit. Move-in fees are typically non-refundable, but also a much smaller charge than a security deposit.

One final thing to consider is asking your landlord to perform a move-out inspection. The landlord or an agent will inspect the apartment and provide a list of charges that would be deducted from your deposit. Not only does this give you an opportunity to make those required repairs, but it also can help ensure you maximize the deposit you get back.

 

You’re Almost Ready to Move, So What’s Next?

Tasks, like gathering moving supplies, disassembling furniture, and finding the right moving company, are next on your agenda. Let’s review.

Get moving supplies. If you don’t already have enough totes and empty boxes, use services like Craigslist, Freecycle or U-Haul Customer Connect to search for free boxes. Simply search or ask, and you’re sure to get results. Retailers and other businesses may also be willing to give you their empty boxes (just make sure they’re sturdy enough to carry your stuff). Finally, get free boxes from people around you. Ask family and friends on Facebook, or ask a neighbor tenant if one recently moved in. Some moving companies even provide plastic bins for the move, which is a nice saving on time and the planet. So check with the moving company you’re going to use and see what options they have.

Taking apart furniture. Make sure you have a toolkit for disassembling bed frames, large tables and other furniture that otherwise would take up a lot of space. Consider using old towels, sheets or blankets to protect tabletops and other parts of the furniture that are visible. Bundle similar-sized pieces like bookshelves. Lastly, arrange your disassembled furniture close to the entrance of your apartment in a convenient spot. This will help you or your movers grab furniture efficiently (especially if your movers charge by the hour).

Finding the right movers. If you won’t be moving apartments yourself, finding the right moving company is important. Get referrals from friends and family. Check out movers on reputation sites like the Better Business Bureau or Angie’s List. Collect estimates from at least three moving companies and compare them. And above all, make sure the company you choose is licensed and insured. Get your movers’ USDOT number from the Federal Motor Carrier Safety Administration, search it here.

 

All Right! Let’s Get Down to Business — Time to Start Packing!

This is an important aspect of your apartment moving strategy (and yes, it’s a strategy). We already covered taking apart furniture, but there’s much more to pack up.

First, consider what you can donate, sell or throw away. Some items like clothes you haven’t worn in a couple of years could be bundled ahead of your move and donated. If you’ll be replacing a certain piece of old furniture, put it up on Craigslist or Facebook Marketplace for free or a fair price. (If you’re downsizing, check out our useful tips here.)

For hanging clothes, zip-tie hangers together and put garbage bags over them to protect your clothes. Sort items like books and movies by category, and color code boxes by room. Wrap plates, bowls and other delicates in bubble wrap, towels or sheets. Wrap your TV in a blanket and secure it with tape. Carefully disassemble your computer, putting cords and cables in bags taped to their respective machines (again — remember to back everything up!).

Once everything is packed up, be sure to put the boxes where you or your movers can easily access them. Keep color-coded boxes together. And when it’s time to load up the moving truck, use the “I” formation — a handy guide courtesy of Penske that shows where heavier/larger items should be placed vs. lighter/smaller items.

 

But What If You’re Moving to a New Apartment in the Same Building?

Is a significant other moving in with you? Or simply want to upgrade to a 2- or 3-bedroom from a 1-bedroom? If your building permits it, simply upgrading your apartment in the same building could save you a lot of time and money. But, there are some important considerations.

First, how does moving in the same building affect your lease? You may have to sign a new one, or your current lease may be amended. Talk it over with your landlord or property manager once you’ve expressed interest. If there’s a waiting list, get on it right away and keep tabs on your position. If things change, do the landlord the favor of letting them know right away so someone else can get their new apartment sooner.

When you move, you may have to set up new accounts with utilities. Contact utility providers to discuss this, or your landlord if your utilities are managed by the property management company. Also be sure to notify your family, friends, and employer of your address change as soon as possible so they can make updates on their end.

And of course, plan your apartment-to-apartment move thoroughly. The landlord might let you start transferring boxes and furniture between apartments early. Depending on your belongings, you may still need to hire movers to help.

 

Before You Make the Move, Make a Plan

Whatever your goals may be, it’s important to make a plan. Take time to write out what you want, what needs to happen, who you need to talk to, and what your timeframe is. Doing so could mean the difference between a streamlined one-day experience that cost what you expected — or a weekend-long disaster with a tab higher than any downtown high-rise.

How to Downsize Your Home to Move to Chicago Apartments

Thinking about making the move to downtown Chicago apartments, but wondering how to downsize your home? We encounter this situation regularly with our clients who are ready to leave their single-family home and experience downtown apartment living.

Oftentimes, these clients are pretty taken aback when they first set out to tour luxury Chicago apartments. The average square footage of downtown Chicago apartments and living spaces are much smaller than a house. Our clients typically wonder where they will place their formal dining room table, grand piano, or their original master bedroom set.

The answer to that question is: nowhere.

Modern Chicago apartments of today are not set up for the traditional lifestyle of single-family home living. If you think you’re going to bring all of the belongings that fit into every nook of your 3,000 square foot home with a basement, it’s just not possible.

Tips For Downsizing For a Move

Don’t be discouraged. It’s all about mindset. We have a few recommendations to help you downsize your home so you can live in a downtown Chicago apartment.

Be Prepared to Buy New Furniture

Yes, you’re likely going to need to invest in some new furniture for your new digs. Your giant sectional couch is not going to fit in the new living space. Look at it this way, downsizing offers a chance to change to a more minimal style and mix up interior colors and design. Your new Chicago apartment should be viewed as a fresh start and not an extension of your old home.

Streamline Your Belongings

The most difficult part of downsizing is deciding what to get rid of. However, look at it as an opportunity to start fresh. Consider why you are moving and what you want from your new surroundings. Then keep your household items that help you achieve that vision. If you’re moving downtown to have access to all of the great restaurants in the city, perhaps you don’t need to bring all of your kitchen gadgets you haven’t used in years.

Divide your belongings up and think about what you can pass down to other family members, donate to organizations in need, put in storage for safekeeping, sell on Facebook marketplace, or completely toss.

You can take photos of the objects to help keep you organized during this process. This can also make letting go a little easier as you can make the photos a keepsake.

Of course, leave room to take the essentials with you.

Ask for Help

Ask a family member, friend or professional to help you decide what to keep and what to toss. It’s easy to get carried away and begin to place everything in the “keep” pile. An objective, unbiased opinion is helpful for streamlining your belongings.

Hiring a professional organizer can help you clear out your old belongings, make room for transitional items, and come up with a plan for organizing belongings in your new home.

Adopt a Minimalist Mentality

Downsizing to a smaller home calls for the opportunity to adopt a minimalist mindset with your possessions, especially your wardrobe. Keep seasonality in mind and store unnecessary clothing in storage bins under the bed. Swap out clothing during different times of the year. As for the clothing you have it’s important to maximize storage space in a downtown Chicago apartment by limiting the amount of clothing items you would need for a month of travel.

Do your best to come to your new Chicago apartment with a clean slate. However, there are always items you may think you will want and/or need that will ultimately come with you. When living in a small space, excess possessions will quickly reveal themselves and you’ll know exactly what to remove after some time spent in your new home.

Four Questions to Answer Before You Move to Chicago

Luxury Living Chicago has been helping clients move to Chicago for 10 years. Since we are a rental-focused brokerage, we have created the perfect strategy for searching for downtown Chicago apartments.

Answer these four questions before you start your move to Chicago:

1.) When Do I Need to Move?

First, a move date is important because apartment availability changes daily (yes, daily!). This is especially true during peak apartment season (spring and summer). As apartments come on and off the market, don’t waste time looking at apartments that won’t be available. To save time, be sure to ask exactly when an apartment will be available for move-in before touring.

2.) What is My Rent Price Range?

Rent price dictates everything from the size of the apartment to the building and neighborhood. Determining a minimum and maximum budget including parking and utilities costs can further guide the apartment search and eliminate looking at properties that will exceed limits.

3.) Am I Bringing My Dog?

Not all properties are dog friendly apartments. Because of weight and breed restrictions, large dogs can put a limit on available apartments and buildings.

4.) Am I Planning to Move to Chicago With Someone Else?

Not all floor plans are created equally. Living with a roommate? Pay close attention to two bedroom layouts to ensure bedroom walls are enclosed, and bedrooms are of equal size. A split floor plan is nice for privacy.

Finding Chicago luxury rentals is simple when a search criteria includes specific budget parameters, move date and a short-list of must-haves. Before you move to Chicago, think about what you are looking for in your next home to ensure an efficient apartment search.

Looking for answers about the apartment search process in Chicago? Our “Ask An Apartment Expert” series will delve into the specific details to answer questions about each step of finding a new home. This edition is about moving tips and tricks.

Q: What kind of advice do you have for someone moving to a new apartment in Chicago? 

Moving to Chicago, within Chicago, or in any big city can be a stressful experience. However, one of the benefits of living in the city is having an ample selection of services to assist you. I learned many lessons in my past moves here and am happy to share them.

My first (and most important) piece of advice is to hire professional movers. The first three times I moved in Chicago, I didn’t hire movers. After each move, I swore I wouldn’t try to do it myself again, but it took three miserable experiences to make me follow through. Even when I was moving into a ground-floor unit, the process was exhausting. But my most recent move was amazing- all I really had to do was pack and unpack.  Most moving companies in Chicago will even come early to pack your things and take furniture apart.

Another tip- start preparing early. Three or four weeks before your move date is not too early. Start packing the things that you don’t use often, like the kitchen gadgets that your mom got you for Christmas. If you have a large collection of t-shirts and sweatshirts, try using them as padding to pack up your glassware. Unless you’re having a big party before you move, wrap up that set of eight margarita glasses in some sweatshirts. Doing a little bit of work at a time will relieve the stress and pressure of moving day.

If you can pile your boxes and things in one spot, then you can do some heavy-duty cleaning in the other areas. This will cut down on the work you have to do post-move. While management companies differ in their policies for the conditions that you leave the apartment in, it’s always a good idea to do one more sweep or vacuum after the dust from moving has settled.

We’re pretty biased when it comes to thinking Chicago is the best place in the world to live. If you’re considering moving to Chicago, here are 10 reasons why you definitely should:

Cost of Rent in Chicago:

New York and San Francisco are both amazing cities, but you’ll spend an arm and a leg on rent living there. While Chicago is not dirt cheap, you’ll get a lot more bang for your buck here on brand new apartments in the heart of the city.

Chicago is Clean:

While Chicago is a big city, it’s super clean compared to other urban locales. That’s because the city has alleys to hide dumpsters and keep the trash off the street.

Chicago is On a Grid:

Due to the Great Fire in 1871, Chicago was able to restructure and thanks to urban planner, Daniel Burnham, our city is beautifully laid out and incorporates wide streets, parks and gorgeous gardens.

Chicago Apartments Are Near Beaches:

There are twenty-six miles of beaches in Chicago to be exact. From small, quiet neighborhood beaches to the bustling lakefront of North Avenue Beach, when it’s summer you’ll find nearly every Chicagoan hitting the sand.

Hot Dogs, Pizza and Michelin Stars:

Chicago is such a foodie city. From Chicago classics like hot dogs, deep dish pizza and Italian beef sandwiches to the ultimate fine dining experience of Alinea, you can really taste it all.

Chicago’s Growing Job Market:

While Chicago has always had a strong job market, the city is currently seeing a boom in new companies starting, growing and moving to Chicago. In 2015, Google will open its brand new offices in the West Loop, while Yelp opened its new headquarters in the Merchandise Mart this month. Many other larger corporations have moved their headquarters from the suburbs to the city to attract more talent.

Summers in Chicago:

We’re not going to lie Chicago winters can be tough. But they make the summer that much sweeter. Once the temp hits 50 degrees, you’ll find Chicagoans ditching their winter coats and donning shorts. Farmers markets, outdoor music festivals, block parties, major concerts, parks and beaches make for the perfect Chicago summer experience.

You Don’t Need a Car in Chicago:

We have a solid public transportation system with the L. Plus, getting around Chicago has only gotten easier thanks to the introduction of Divvy bikes and rideshare services such as Uber.

Chicago’s Culture:

Chicago is full of cultural activities. We have world class museums and an amazing theater scene. Our city is a made up of diverse people, which add to the rich culture of the city.

People:

Chicagoans are hardworking, driven people who are as nice as they come.  Even if you’re brand new to Chicago, you’ll fell welcome right from the start.

Once you move to Chicago, chances are you’ll probably never want to leave!

Try These 10 Restaurants When You Move to Chicago

Moving to a new city can be a little overwhelming. You have a new apartment, you’re trying to make new friends all while settling into a new job. One of the most enjoyable parts of moving to Chicago is checking out the local culinary scene.

The city of Chicago is a complete culinary overload. Between the Michelin starred restaurants, the many “hot spots” and the hidden gems throughout the city, we created a list of the top 10 restaurants you have to try when you move to Chicago.

1.) Piccolo Sogno (464 N. Halsted)–Want to take a vacation to Italy, but don’t have the money or time? Then make a reservation at Piccolo Sogno in Chicago’s West Loop neighborhood. Prepare to be transported to Italy, not only because of the authentic Italian food, but the atmosphere as well.

Don’t miss: The Raviloi “Piccolo Sogno.” Since “Piccolo Sogno” translates to “Little Dream,” this dish needs no further explanation.

Insider tip: If it’s warm out, ask to sit outside on the patio.

2.) Big and Littles (860 N Orleans St.)–This treasure resides in the new NoCa neighborhood and is a perfect place to hideout and get down with some seriously amazing tacos. Although it’s not the most luxurious ambiance, you can rest assure the experience your taste buds will endure is worth it.

Don’t miss: The Ahi Tuna Taco, the Samurai Taco and the Truffle Fries.

Insider tip: Bring cash! This place doesn’t accept credit cards.

3.) Joy Yee Noodle (1335 S Halsted St.)–This Asian restaurant is a must go for a group of friends who want a large menu (the menu is huge!) and even larger portions. Come here prepared to eat a lot or take a lot home. They have everything from Chinese food to sushi to bubble tea.

Don’t miss: The chicken lettuce wraps. Ask for extra lettuce and a side of hoisin.

Insider tip: Find a friend with a car to check this spot out. It’s a little further from downtown but totally worth the drive.

4.) Little Goat (820 W. Randolph Street)–Remember Stephanie Izard from Top Chef?  Not only is she the first woman ever to win Top Chef, but her restaurant always wins in the battle for best breakfast spot on our list (or breakfast for dinner, no one is judging you). Whether you want an incredible breakfast dish or some twist on your favorite classic sandwich, Little Goat will totally impress you.

Don’t miss: The Bulls Eye French Toast and the tempura mashed potatoes.

Insider tip: There is always a wait, but they will text you when your table is ready. While you wait, go across the street and have a drink at sister restaurant Girl and the Goat (hey, it’s 5:00 somewhere).

5.) Maude’s Liquor Bar (840 W. Randolph Street)– If you’re a French food fanatic this is the spot. There is an “Almost French” portion of their menu that all foodies will enjoy.

Don’t miss: French Onion Fondue and the Ricotta Gnocchi.

Insider tip: If you order a shot of whisky, they bring the whole bottle out and ask you at the end of your meal how many shots you’ve had.

6.) Ralph Lauren Restaurant (RL) (115 E. Chicago Ave)–If you want true Luxury Living in Chicago, then head over to Ralph Lauren’s restaurant right off Michigan Avenue.  The restaurant’s décor is elegant and has a menu to match. It’s the perfect place to rest your feet after a major shopping spree.

Don’t miss: The oysters!

Insider tip: It’s a little expensive, so be prepared to shell out some cash.

7.) Xoco (449 N. Clark)– Top Chef Master (and Mexican Cooking God), Rick Bayless, has a couple of great restaurants in the city. Instead of waiting weeks to get into one of them (or hours in line), you need to check out his small sandwich shop in the River North neighborhood. Head over around 11:00 a.m. to avoid long lines and prepare to take your taste buds South of the boarder.

Don’t miss: The churros! They are crispy and sugary on the outside and soft and chewy on the inside. It is the perfect ending to any sandwich you choose.

Insider tip: If cilantro is not your thing, all of their dishes can be modified to be cilantro-free!

8.) Bub City (435 N. Clark)— BBQ in the Midwest is a staple. There are plenty of good BBQ restaurants all over Chicago, but nothing compares to Bub City BBQ. The menu is jam packed with tons of meat options and incredible dishes.

Don’t miss: Phoebe’s mac & cheese, sweet potato fluff, burnt ends and the Giddy Up Fries (also known as the White Trash Nachos).

Insider tip: Ladies, make sure you take a trip down to the bathroom at some point (you’ll quickly figure out why).

9.) Siena Tavern (51 W Kinzie St.)This River North scene is frankly the place to be seen in downtown Chicago. From the incredible bar/lounge area to the restaurant itself, Fabio Viviani (another Top Chef alum), will take your tummy to places it has never been! Be prepared to indulge in some of the most incredible homemade pizza and pasta you’ve ever tasted.

Don’t miss: The Bombolini! They are little Italian donuts served with four different decadent sauces on the side (hazelnut, salted caramel, white chocolate and raspberry). Mix and match the different sauces to find your perfect combination.

Insider Tip: Make sure you make reservations in advance; this one is really popular among locals and tourists alike!

10.) Hannah’s Bretzel (multiple locations all over the city)–This is a great lunch spot. Although it’s a small chain, this tiny sandwich shop with a German flair boasts completely certified organic ingredients and environmentally friendly business practices.
